What's your policy on unlocking the door for a tenant who locks him/herself out?
I used to state in writing that I would unlock for a $35 fee but there are times when I can't unlock (I self-manage so when out of town, have backup for major issues but not little ones like this) so I removed that from lease and handle on a case by case basis. I still charge but do not promise to provide access when tenants lock themselves out.
Just curious how others handle.

I have locks at the main doors, that must be turned with a key to lock them. There is only one with buttons that can be turned to lock oneself out. I will go and unlock a door since the tenant could do huge damage to windows trying to get in. Had one call to my machine that said the tenant was locked out and getting a ladder to break a window. I went right over and let the tenant in. I have mostly dead bolts that must have a key to lock them as one leaves. --73.33.xxx.xxx |

Use a deadbolt and a non locking doorknob. Impossible to lock yourself out.

Had a tenant lock the door using her LL Locks key, put them in her car then lock the car somehow. With the keys inside.
Her spare car key was inside the house.
She did this twice.
The second time we had her buy an extra key and hide it somewhere outside. I think she gave it to her neighbor. That seemed to work.

Am sending note with next month's Rental Reminders about lockouts: fees IF I can make it; locksmith if I can't. Suggesting tenants purchase doorknob lockbox like realtors use. Bought a few on ebay and will offer to tenants at slight mark-up or direct them to Home Depot/Lowes. Will have some on hand to offer to sell to new tenants at move-in. --74.215.x.xxx |

doorknob lockbox is an interesting idea (or wall-mount) I just had a tenant who lost her mailbox key and building key. I charged $12 for 2 keys and she was commenting "I can get both keys done for $3 at walmart". I reminded her that my time and gas is not free..

Be careful with the tenants when you say things like "figure it out" or there will be a charge, etc.
I had one a few years back that kept locking herself out and the one time she went upstairs and dropped her two year old off in the apartment, then went back downstairs to pay the cab and the two year old shut the door. Somehow the door locked and her keys were in the apartment.
Unfortunately, my wife was in the hospital and I told her "no, I'm sorry I am not leaving to unlock your door ... where is your spare key?" Her response was "I gave it to my friend". She ended up calling the fire dept and the busted the door down (since there was a kid inside). Not that I don't understand what and why they did what they did - I still billed her for the damage.
She called me a few times before that because she kept locking herself out. One of the times I showed her how to NOT do that - she just didn't want to learn or do it I guess. --209.217.xxx.xx |

I had a very good tenant that several times lost their key/had it stolen. They were afraid that someone would rob the house. I not only let them in, but also changed the locks. All I had to do was swap a spare quickset that I had for theirs. Cost me only a little time. I did not charge them anything because they were ace tenants otherwise. They were in what I call the financial "landlord's sweet spot," where they are responsible enough to always pay rent on time, but not together enough to buy a house. --70.90.xx.xxx |

If you have a tenant who has a problem locking themselves out; purchase a lockbox, about $30. Mount it near the front door on a post or wall. Add a key. Charge the tenant a $50 box deposit that will be returned when they vacate and the key is still inside. You can change the code between tenants for security purposes.
My condos in Branson all have keypads for the deadbolt, and passage knobs for the door. I also have a lockbox near the front door for emergencies. It contains a key for the keypad deadbolt. In five years I've only had to have the guest use the lockbox twice for emergencies, but it was worth it so the guest could access the condo and enjoy their vacation. --68.12.xxx.xxx |

We switched to deadbolt with non-locking knob years ago. With hundreds of locks I cannot recall a single lockout since the switch15 years ago.
Except for one mentally limited res who would lose her key at work. I think someone was stealing her key from her locker.
I put 6 keys in a lockbox mounted under her porch, out of sight. She lost those keys too! With her permission *I* made effort to give her mother a key (her mother was similarly limited and neither had considered mom holding the spare key. I also put a key on a "necklace" lanyard for her to WEAR. This was before lanyards were popular.
Lockouts are an everyday landlording problem and can be solved very simply. Reminds me of the guy constantly banging his head on the wall. When asked why he replies "Because it feels so good when I stop!"
Rather than fees or policies the LL should eliminate the problem. Idiot-proof the rental.

I find tenant say they are locked out, and don't have the $25 fee to be let in. I still have to respond, and sometimes they don't pay it anyway, and no they won't allow me to add it onto the rent in the next cycle in NYS or my municipality, so I am never able to collect it. Many of the tenants won't pay their last month, and or get evicted for not paying, and owe more than their deposit. --108.176.xxx.xxx |
