Original lease was until 4-2018. Last week, Gave tenants 30 day notice that lease would be terminated due to sale of house (was stated in lease). Do I need to provide the tenants with proof that I am selling the house? --73.153.xx.xxx

Do you have a clause in the lease that termination will occur if the home sells?

If not, the lease actually stands and the residents may continue to reside there under the same terms, paying rent to the new owner until the end of the lease in 04/2018. --64.251.xxx.xxx

There is the clause that the lease will terminate if sold. Tenants asked for new owners info but new owners do not want to be contacted. Tenants then asked for a copy of the sales contract to verify that I did indeed sell the property. Am i required to give them a copy of the sales contract? --73.153.xx.xxx

I think it is fair to them to provide some sort of confirmation that you are selling the property. If there are details of the sales contract you don’t want them to know, give them a redacted copy. Or get your title company/attorney to write something on their letterhead saying that there is a sales contract in place. --70.182.xx.xx

Golden Rule applies. I think you'd want the same if you were in their shoes.

I suppose they could sue you for wrongful lease termination, drag you into court, and force you to show them the contract at which point they'd be out the court fees and you'd be out time and hassle factor, but is that really necessary? If Buyers want to be anonymous just redact their last names on a copy of the contract, send it to the Tenants, and call it good. 99.9% chance that'll solve any problems, and for the cost of a copy and a stamp that's pretty cheap. --173.19.xx.xxx

But does not sound like they actually asked for the reason of confirmation that you are telling the truth.

If they cant get the phone number and name from you. They want to at least try to get the name off the sales contract. And then look for a phone number.

They are just trying to see if they can work out a way to continue renting.

Just tell them you asked. But the new owners are buying it to live in themselves and have no interest in renting.

Explain you cant give out private info without buyers permission. After the tenants move out and the sale closes they can look up the name on public records. --73.177.xxx.xx

I would think you should provide them with some proof that the house was actually being sold. I don't think it is too much for them to ask. Otherwise, you could tell them such and then say the contract fell through, and use that as a way to get them out.

Provide them some type of proof, official letter from lawyers, title company. Tell them new buyers don't want to be contacted and redact any names on what you give them. It might be nice to ask why, maybe they want another few weeks or maybe to finish contract, but you could relate that to buyers and give them an answer.

Curious - was there a for sale sign, lots of people going through the place to view? If not, I understand their concerns. Also, does your state / local require a rental period notice (calendar month if paid by the month) or 30 days, and did you comply with that. --96.236.xx.xx
