This is the first for me. I have a tenant who is scared of mice.. Happens that there are 2 dead ones in her apartment after exterminator's visit. It's a 3 family building.

I made it clear to her that it is not our job to pick up dead mice inside her apt. She insisted that it is and section 8 said so. I asked her whom she talked to at the housing, I am waiting to get a name. Pls refrain from bashing section 8 tenant or my business that accepts section 8 tenants in this case.

I am asking purely from the perspective of housing provider, which most of us are. I wonder if Brad's lease has that covered too.. :)

If it was after an exterminator came through, I may go pick them up. If it was a random mouse, no.

I had a tenant get a look of total disbelief and shock on her face once when she pointed out to me a dead rat on the neighbors property.

She asked me if I was going to pick it up and I told her no and turned and left. The look on her face was priceless. --50.32.xxx.x

Could be considered part of the extermination. Which in a multi would be up to you.

But I would do it as a common courtesy for any tenant.

Since not an emergency, will have to wait until I have someone in the area.

Since the dead mice showed up after the exterminator treated you should pick up the mice. You should also do a thorough inspection of all the areas that were treated. It's the dead mice that you don't see that will cause you the biggest problem. Can you say STINK ?

It is for this reason that traps are so much more effective than poison/bait. I would bet the house your exterminator used poison? --73.236.xxx.xxx

Plenty, she is not who you think is.. First time she reported mice problem, she accused me "how dare I rent to her an apartment with mice".. This time, she accuses me "do nothing with decade of mice problem at the house", even though she knows that I hired exterminator..

I told her on the phone today, she is welcome to move tomorrow if she doesn't like it here.. Happy Clause time..

Elliot...Call your local Code Enforcement and ask them if you or the tenant are responsible for bending down and picking up dead mice.

You're likely to get through to someone quicker than attempting to get the answer from Section 8 folks.

An extermination company will come out and set up the traps, for a fee. To return and re-load the traps, remove the dead rats/mice from the property is another fee. Fee's will add up. If you instruct you extermination company you want a full service, get ready to break the bank. On another note, if you offer to pay your tenant, tenants adult child, neighbor or gardener to remove the date rat/mice -- you can pay them $10 per mouse and save yourself over $100 to $200 bucks per trip from your extermination company.

I one time had a dead opossum and my tenants all complained -- a 16 unit. I put a bounty on the dead opossum. Whom ever bagged it and put it in the trash would receive twenty bucks. I had over 30 people fighting each other for the privilege of disposing of the critter..... --47.156.xx.xx

I have gone to pick them up ... last 2 sec 8 requests:

1. this one was under the kitchen sink vanity. Had to drill a 4 in hole and suck him out with my mini vac.

2. MAGGOTS were falling from the drop ceiling. this one was left there TOO LONG.

So, I did go pick it up.. It was between the kitchen sink and the dish washer.. She ducktaped it so you only see the poor tiny fellow's tail..

One of her kids has Autism. Not sure if that has anything to do with house keeping, oh boy, the mice has plenty of food all the floors to feast on. I took bunch pictures and gonna write her a letter to remind her about good house keeping.

Charlie, you are right on.

I just offered happy clause to another sec8 who moved in 2 months ago and will be out by end of this month.

You can screen people by their income, their history, you can do home visit. They all pass.

I am not sure how you can screen people for craziness.. Maybe someone has a script/interviewing questions that can help reveal that. --73.16.xxx.xxx
