dead mice (by elliot [RI]) Posted on: Oct 11, 2017 3:26 PM
This is the first for me. I have a tenant who is scared of mice.. Happens that there are 2 dead ones in her apartment after exterminator's visit. It's a 3 family building.
I made it clear to her that it is not our job to pick up dead mice inside her apt. She insisted that it is and section 8 said so. I asked her whom she talked to at the housing, I am waiting to get a name. Pls refrain from bashing section 8 tenant or my business that accepts section 8 tenants in this case.
I am asking purely from the perspective of housing provider, which most of us are. I wonder if Brad's lease has that covered too.. :)

If it was after an exterminator came through, I may go pick them up. If it was a random mouse, no.
I had a tenant get a look of total disbelief and shock on her face once when she pointed out to me a dead rat on the neighbors property.
She asked me if I was going to pick it up and I told her no and turned and left. The look on her face was priceless. --50.32.xxx.x

Elliot, how are you doing by the way? Things going good for you otherwise? --50.32.xxx.x

Dead mice are the best kind of mice. --66.226.xx.xx
dead mice (by Doogie [KS]) Posted on: Oct 11, 2017 4:28 PM
Might be a good excuse to do an inside inspection at the same time. Just a thought.
I wouldn't drive out of my way to pick it up. If it was a good tenant, I would do it if I was out there anyway. --72.202.xxx.xxx
dead mice (by RR78 [VA]) Posted on: Oct 11, 2017 4:55 PM
Could be considered part of the extermination. Which in a multi would be up to you.
But I would do it as a common courtesy for any tenant.
Since not an emergency, will have to wait until I have someone in the area.
Depending on how much a pain the tenant is, this could take up to a week. And good chance they have found a way to do it themselves by then. --73.177.xxx.xx
dead mice (by rentON [PA]) Posted on: Oct 11, 2017 5:04 PM
Since the dead mice showed up after the exterminator treated you should pick up the mice. You should also do a thorough inspection of all the areas that were treated. It's the dead mice that you don't see that will cause you the biggest problem. Can you say STINK ?
It is for this reason that traps are so much more effective than poison/bait. I would bet the house your exterminator used poison? --73.236.xxx.xxx

Elliot, the good thing is mice don't eat much, dead ones even less,I would get rid of them,A plastic grocery bag over your right hand,if you're left handed ,then use that one.Charlie.................................................................. --174.199.xx.xxx
dead mice (by cjo'h [CT]) Posted on: Oct 11, 2017 5:16 PM
Elliot, just make sure you show it to your tenant,up real close, and emphasize how sad you are that you had to get rid of them, helpless little animals.Charlie............................................. --174.199.xx.xxx

dead mice (by plenty [MO]) Posted on: Oct 11, 2017 6:10 PM
Go get the dead mice. How many days has it been... What are they doing just stepping over it to get to the kitchen? Smell? Go get the dead animals, no pets, dead or alive. Help a person out. It's your smelly house, she's loving if you don't! She may move if you do, but that would be a different subject post. --66.87.xx.xx
dead mice (by elliot [RI]) Posted on: Oct 11, 2017 6:16 PM
I am asking if I am obligated to pick up after exterminator..
NE, with the steamy hot market here, I am in maintenance mode. Paying down loans, get a line of credit.. get ready (to strike or to retire, not sure yet) --73.16.xxx.xxx
dead mice (by AllyM [NJ]) Posted on: Oct 11, 2017 6:18 PM
I would go get the dead mouse for my tenant. I am a 71 year old female cancer patient, fortunately in remission. What's your problem? --73.33.xxx.xxx
dead mice (by elliot [RI]) Posted on: Oct 11, 2017 6:21 PM
Plenty, she is not who you think is.. First time she reported mice problem, she accused me "how dare I rent to her an apartment with mice".. This time, she accuses me "do nothing with decade of mice problem at the house", even though she knows that I hired exterminator..
I told her on the phone today, she is welcome to move tomorrow if she doesn't like it here.. Happy Clause time..
I am asking to cover my rear end if it ever goes to code enforcement or whatever agency out there. --73.16.xxx.xxx
dead mice (by cjo'h [CT]) Posted on: Oct 11, 2017 10:07 PM
Elliot,I would take a couple of pictures of the little fellows to show that they are really Kaput, just in case. And if you are going on strike, you'll have time to give them a fitting send-Off ,You don't necessarily have to hire a preacher or spend too much on coffins,@one coffin should handle both of them,,But you could make it a big deal, just for the hell of it.I won't be able to go,I just know I won't.Can't think of a viable excuse at the moment, but give me a little time,I'll think of something..........Charlie.............................................. --174.199.xx.xxx
dead mice (by Gail K [GA]) Posted on: Oct 12, 2017 5:08 AM
Elliot...Call your local Code Enforcement and ask them if you or the tenant are responsible for bending down and picking up dead mice.
You're likely to get through to someone quicker than attempting to get the answer from Section 8 folks.

I agree dead mice are good, but a snake may slither in adding to the end of this month excitement - trick or treat... --76.188.xxx.xx

An extermination company will come out and set up the traps, for a fee. To return and re-load the traps, remove the dead rats/mice from the property is another fee. Fee's will add up. If you instruct you extermination company you want a full service, get ready to break the bank. On another note, if you offer to pay your tenant, tenants adult child, neighbor or gardener to remove the date rat/mice -- you can pay them $10 per mouse and save yourself over $100 to $200 bucks per trip from your extermination company.
I one time had a dead opossum and my tenants all complained -- a 16 unit. I put a bounty on the dead opossum. Whom ever bagged it and put it in the trash would receive twenty bucks. I had over 30 people fighting each other for the privilege of disposing of the critter..... --47.156.xx.xx

The mice could have been gotten rid of in the time this tread was read. You are mad at her, get rid of the mice, go on with your life, be happy that is all it is. I wish cockroaches, bedbugs and fleas were as easy as dead mice. --74.104.xxx.xx
dead mice (by tryan [MA]) Posted on: Oct 12, 2017 7:09 PM
I have gone to pick them up ... last 2 sec 8 requests:
1. this one was under the kitchen sink vanity. Had to drill a 4 in hole and suck him out with my mini vac.
2. MAGGOTS were falling from the drop ceiling. this one was left there TOO LONG.
Can't make this stuff up ... --45.47.xx.xx

dead mice (by elliot [RI]) Posted on: Oct 12, 2017 7:19 PM
So, I did go pick it up.. It was between the kitchen sink and the dish washer.. She ducktaped it so you only see the poor tiny fellow's tail..
One of her kids has Autism. Not sure if that has anything to do with house keeping, oh boy, the mice has plenty of food all the floors to feast on. I took bunch pictures and gonna write her a letter to remind her about good house keeping.

Charlie, you are right on.
I just offered happy clause to another sec8 who moved in 2 months ago and will be out by end of this month.
You can screen people by their income, their history, you can do home visit. They all pass.
I am not sure how you can screen people for craziness.. Maybe someone has a script/interviewing questions that can help reveal that. --73.16.xxx.xxx
dead mice (by Wilma [PA]) Posted on: Oct 14, 2017 7:57 AM
Yup, just as I thought. Plenty of food for the mice. They will be back unless she changes her ways. Dealt with that last year, tenant had an open bag of bird seed. Fortunately, he saw the problem and took care of it once it was identified. --66.87.xx.xxx
