Making up rules as they go along. Got a text this morning, "Hey just to let you know my daughter moved in...she has a tea cup schnauzer."

*sigh....and this is all addressed in our lease.

Last night, I sent out my "Rent is past due...need it by 11 AM tomorrow?" reminder. Guy responds, "Yeah, my check is late...I'll pay Friday."

Um, no. Friday is not tomorrow (i.e. today!) by 11 AM. Buh-bye. --173.19.xx.xxx

Not reporting problems fast. Most difficult are the leaks of course. Dealing now with long term effects of bad tenant not reporting a big leak in the basement.

But not reporting anything quickly becomes a problem. This week I struggled to find an electrician to repair a big four bulb kitchen light. Finally found a guy and he came out this morning. It was the ballast and he went to get one deciding to use a newer type and coming back with bulbs also when the tenant already had eight good bulbs of the older type. The older ballast was more money he said. Yeah but the bulbs just cost me $20.

Fridge going bad, cartridge faucet squirting water straight out, faucet handle hard to turn. The only thing they report fast is no heat when it's cold or no AC when it's hot but they don't report the signs that these are about to fail. --73.33.xxx.xxx

I have 3 houses rented s8. Been ok for me.

Local HA pretty good. Inspection reasonable, I inspect and repair prior to inspection.

I don't mind making a $ of uncle Sam considering the hundreds of thousands I've paid him over the years.

Not in a hurry for more of them, but in some areas it's a good option.

Not noticing/reporting leaks is our biggest one.

Roof needed to be replaced, apparently damaged in several places in Hurricane Matthew which was last October. Had several big roof leaks, brown stains appearing on ceiling in every room, tenant "never noticed!" We only found out about it when he gave notice he was moving early.

Just a few days ago I noticed the laminate (older install! Today it would be Allure...) at one cottage is *disintegrated* right at the front door. So apparently there is a leak that no one has reported.

As others have said...not abiding by lease terms. Even though something is clearly spelled out in the lease, tenants think they can 'decide' how something should go.

I pick my battles, not everything is worth going to war over. However if it goes to far, I will take a VERY firm stand.

I will mention something nicely ONCE. Put a warning in writing ONCE. Then file a breach of lease.... this sends a VERY strong message. Generally resulting in no repeat offensives, but it does sour the relationship. This is OK if the relationship is already soured. --108.28.xxx.xxx
