Another prospect exposed, I'm so disappointed. This rental is in the next county so it is more difficult for us to pick a tenant. I try to do my due diligence but I got the name of the "fiancé" from the present landlord since the lady e-mailing didn't give it to me after I had asked for it. (red flag) This is a Craig's list ad. So they are real young, she is a C.N.A. and I'm not quite sure what he does but his name came up on the court system as having just been found guilty of possession of marijuana with intent, a misdemeanor, reduced from a felony "sale, distribute...."

The landlord gave them a great reference, so I don't know if he knows, or just wants to get rid of them. Meanwhile, I have it offered for sale for twice what we paid for it in 2004, and have someone interested, maybe it's time on this one. --76.4.xx.xxx

Yes, we are west of Richmond. No, I do not want someone selling or using in our property. So, the "Do you "smoke"?", should cover all of it in my book.

I just explained to a 21 year old with 2 kids that, no, they couldn't afford it when she said her "fiancé" made 10.50 an hr and they could "def" afford the rent! (Want to/have to move out of parents home) --76.4.xx.xxx

There is a little growth in your area.

I can't remember the company that just announced moving to Richmond but justgoodnews.biz has this type of news

This will push retirees out your way. I often run the numbers and glance at what a particular house earned monthly over the last 30 months or so. I go back even farther at times.

Double check and see if you may not do better by finding a single retired person who will stay for years and hold the monthly average up.

I believe inflation is helping your area. If...if, you can place that good tenant and go on autopilot

Pat, you need to develop some better systems for showing your vacant units and for advertising them CL may have dominated 3-4 years ago, but no more.

Some combination of security cameras, and a hired door opener if lockbox showings are not advisable.

Good tenants don't want to talk on the phone. Text, email, and online answers to their questions. Online application s a must.

About half of the Craig's List prospects have unlawful detainers on their records and I plainly state in the ad that I won't consider them.

This is a singlewide, and even though it is not in bad condition for a 2001, not many quality tenants want to live in one. It has a concrete block underpinning and has a heat pump/A/C, range & fridge for $550.00. I just went up on the rent, it was 500.00, and the couple living there left because they couldn't afford 500. anymore. He is in hospital security and she was a furniture salesman. They had 3 kids between them, 1 only part-time.
