This morning my new tenant at the Cute Cape Cod, where the bad tenant just left after not paying and claiming mold illness, told me she has an envelope that was taped to the front door with no name on it.

I asked her to read it to me and it was from the previous non paying tenant telling me to give back the rest of their security. I with held four hundred and some dollars for the damage her two rabbits did to the tile in the dining room by chewing the corners. They were right on the tile with no protection for the tile.

It was full of lies. I actually did not pursue the tenant for the month she did not pay so she came out ahead as the rent was $1,100 a month. I returned around $700 to her.

So my tenant feels that this letter was aimed at her since there was no name on the envelope. Current tenant feels that past tenant is hoping to convince her to leave and or start fighting with me or just create bad feelings.

I am going to put up a no trespassing sign today and ask my tenants to call the police if she shows up again. The new tenant was aware of all the issues with the old tenant. I took photos of everything: the broken tile, the wide open windows, letting in moist moldy air etc. Unfortunately when I was printing out photos, someone took my camera discs when I walked away from the machine.

So what else would you do if anything?

Yikes, and I myself would like to know what to do. I feel sorry for the new tenant for having to be a liason between the previous one and you. Did the ex-tenant know your mailing address? That's weird to have not addressed the envelope, and I'm guessing that in her mind that it was too traumatic for her to even write your name?

I don't understand Vee. I kept 400 plus which was the cost of the tile replacement by the handyman. I sent her 700 the balance of her security which was 1200.

My tenant thinks the mold lady wanted her to read the letter to create a bad relationship between the new tenant and myself.

I put up a no trespassing sign and told the tenant she can't go there or they will call the police.

She also sent me the same wording via email as she put in the envelope with no name on it.

Here is what she just wrote me via email.

"Whether you like it or not you have to deal with us and a professional landlord would without making threats.  You operate a business and we have a financial relationship.  We have every right as a tenant to dispute money being taking from our security without a proper pre-departure walk through.   We have the right to address this issue in an email or letter.  I suggest you leave your present tenants out of our business relationship. You need to continue in a professional manner until this is resolved."

This woman is like a pitbull. She told me her husband walked out on her when they were dating and she went to Greece where he lived and brought him back. I hope something nice happens for her so she will leave me alone.  

Salernitana, the tenant knew exactly where I live which is right down the street on the next block. My address is one the check that I sent her for the balance of the security. So she definitely was trying to involve the current tenants. They are young kids and the woman is pregnant. Their grandma is not going to take this lightly.

For me it's an annoying business issue. For grandma, someone is attacking her grandchild.

Nicole, the bad tenant said she was allergic to mold in the house and withheld rent for August. The mold tester I hired said that the mold she is reporting blows in with the wind.

So she had the windows wide open, bringing in mold that she is allergic to, and blaming me.

The mold tester told her that, if she was allergic, she should shut the windows and turn on the AC.

ONe more thing. This tenant kept quoting Civil Code 1950.5 which says that a walk through of a rental is required by law. She said I had violated that. I know there is no such statement in the rule book from our Department of Community Affairs so I wondered where she got it.

Why in the world are you insistent on letting this ruin your days.

She is gone. Focus on getting a good replacement.

You withheld what you felt was a fair deduction for prove able damages. So she doesn't like it. Big deal.unless you get a court date...forget about it and move on.

She is citing codes that are not applicable. Let her ruin her day and spend time chasing wrong information down.

She is contacting other tenants...so what. Smile and say "she is a little upset, sorry she is trying to drag you into this"..and then move on.

Ally, if you have a scanner, scan all of those photos that you printed out, then save the scans to a flash drive, or to cds. (Or have a shop do it for you, like Kinko.) Just in case!

Also, for future reference, those photo printer machines usually have a memory, and you might have been able that same day to get the store's photo technician to transfer them onto a new cd for you.

Last, breathe deeply, and stop replying to her. Write up everything chronologically for your own use, in the event that she would happen to take you to small claims. And lock up those newly saved scans of the photos in a safe place.

The responses are great advice to have you do all that you can legally do to arm yourself after the mold lady. On a psychic level, perhaps with your strength you could just picture a wall and put that mold lady on the other side. You can imagine one on your property or in front of your head. I stole that idea from a Twighlight Zone episode. Anyway, you've noted that you're psychic so maybe you could just block that mold lady from getting into your head because as was written, she's trying to provoke you.

As S i d once wrote, let it go and let that energy from the mold lady misfire and or miss its target.
