The apartment my worker lives in he must pay rent on time. So he, his wife and adult children work at odd jobs always paying the rent when due.
But, I allow them to work in vacant units painting, laying flooring, putting up blinds, cleaning and so on....They give me a time card and I pay them every week. If they need money fast, they fax/email their work sheet and I transfer money on to their Debit Card -- I have an instant transfer set up.

Sometimes they just use lottery winnings and pay 12 months in advance like the majority of the student population, or as Robin described they do work for wages and pay rent from that which they save on a monthly basis - coffee can, bank account, pillow cover. Be certain you understand your local/state tenant laws regarding using the deposit only after the unit is empty and keys turned over to the manager, here state law does not allow deposit use during the tenancy. --76.188.xxx.xx |

I would venture to guess most landlords have tried hiring a tenant at one time or another. It has worked out for me exactly 0 times. For this reason, I don't even consider hiring a tenant. The reason this doesn't work is because they tenant thinks he or she should only work one day a week for the entire rent amount. Had a union carpenter express this to me recently. I think they get over $50 an hour so he would want to work only about half a week maybe to say he paid the rent. Don't ever do this. --73.33.xxx.xxx |
