In most states a lease that is not renewed for a longer period becomes a month 2 month. Some leases are set up to auto-renew unless notice to move is given...no new paperwork required. --173.19.xx.xxx |

I encourage you to learn your state and local land lord/tenant laws. Otherwise, you will not know if your manager is competent. Your investment could be at risk if he/she does something wrong. When stuff goes wrong, lawyers sue everyone who has money or property. --173.19.xx.xxx |

You can set your original lease up so it automatically goes MTM at the end of the year with all the original lease agreement still in effect.

Hi Lucas... I manage many homes in S. Oregon, 3 counties
The LL/Tenant law Chapter 90 in the statutes forms a basic rental agreement so you are covered.
Lease vs MTM
I'd prefer the MTM in Oregon.. the left side govt. keeps adding rules to admin leases.. and limits the s/deposit
MTM is easier to admin
In some 30 years.. I've yet to have someone stay the term of the lease is also a good reason not to saddle yourself with a lease that only you will be held to --162.247.xx.xx |

Your property is probably NOT governed just by the basic lease that the State provides, as referenced by OPM. The terms of your original lease most probably still govern the relationship.
By both state law and the terms of my own lease, my lease continues in effect as a MTM tenancy once the original term of the lease has expired. I do NOT pressure tenants to sign a new lease or an addendum extending the term of the original lease. If the T wants one, fine with me -- we have executed two Extensions last month -- but I don't care. Legally I am protected either way, the provisions of the original lease still are in effect.

My guess is your PM is lazy. The owner's job is to watch the PM like a hawk.
Take a little time to read your state's laws. It's not as big as you think.
I want them to stay longer, not have to fiddle with renewals, and increase rents.
In our 40 years of LLing I cannot recall ever having to get rid of a resident mid-lease, the reason many LLs fear year long leases.
And state law requires me to keep the home habitable, lease or no lease, even if they are delinquent on rent.
My lease is clear: automatically renews for another year with a 2.9% Cost Of Living increase.
Don't leave important things to chance.
