Last week you asked about gas furnaces for your rentals.

Check into wall furnaces. $500-$700 cost and a very minimal installation. --72.172.xxx.xx

That's promising! I've been looking at free-standing heat stoves from Home Depot. About $600 - $800 for a unit that would heat up to 800 sq ft. I've used one of those before in a rehab and the install was $600 using a licensed HVAC company. Probably could get it done much cheaper with my new guy who moonlights on the side.

Sounds like wall furnace might be cheaper install. Thanks for the tip. --173.19.xx.xxx

My tip: do not use the ventless gas heaters. They give off H20 and will steam up the walls, warping panelling, ceiling tiles, etc.

And they SMELL. They advertise odorless but I can smell gas right away when I enter a home with a so-called "ventless" gas fireplace or heater. Creeps me out. My DH can't smell it at all though. --173.22.xx.xx

Wall furnaces do come with a through the wall vent. Stay away from the ventless. --96.236.xx.xx

Vent-less style won't work here except as a supplemental heat source. Local code requires at least one permanently attached vented heat source.

We have vent-less gas log fireplace that we run at low output during the winter because it burn 99% efficient whereas our central furnace is only 80%. Keeps our costs down considerably and adds a touch of moisture to the air. Haven't had any problems with windows fogging up/condensation.

I will definitely look into the vented wall furnace units. --173.19.xx.xxx
