Quick poll. I know all real estate is local, but do you think we are currently in the US in a housing bubble? Defined as SFH housing prices, on average will fall 20% or more nationally from current values at some point within the next five years?

It was discussed in a local radio show this morning.. price has gone up 5% from last year (or more), but the income hasn't. They were talking about Boston market..

2 days ago, my tenants in a marginal neighborhood gave me notice to leave by end of month that they "got" a house and closing was quick than they thought. I can't picture future home owners from that area..

Some parts of Texas, I would have said yes a month ago. (*cough*Austin*cough*) Harvey really shuffled things up, so I have no clue about the major Texas markets.

Yes and no. I think that supply still hasn't caught up with demand. Building stopped for about 10 years but the population kept growing.

Again, though, mortgages are being given to people who can't afford them, and zero down mortgages given to people who can't pay. I think that's where we got in trouble last time. --70.199.xxx.x

At this point, we don't have the fundamental flaws in the market that we had prior to '08 that caused the nation-wide crash. We are dealing more with local markets now. Of course, the health of the national economy is important, but for the most part we are talking local or regional markets. In my market I believe the answer is no. Yes, it's a seller's market. I closed on a sale last week. We had it under contract 8 days after listing it. But most homes are being bought by homeowners not "investors" who are buying a home at full retail (or more) expecting 10% appreciation every year for the next 5 years before they sell. Just because more people are interested in being homeowners, including millennials, doesn't mean we are in a bubble. It just means people understand the value of buying a home. Many millennials are getting to the age that they are starting to have families, which we should expect to result in more interest in owning a home. --70.178.x.xx

I don't see that at all. There are states where real estate is overpriced and other states where houses are bank owned and not selling like in my neighborhood. The guvmint is again giving out loans and grants so some areas might go up but remember the Baby Boomers like me are dying off so expect more housing to be available and more to be sitting empty. --73.33.xxx.xxx
