How much of a discount would one give for an AC being out for 13 days in 82-92 degree weather. The part had to be ordered and then it was the wrong part. Tenants ended up fixing AC themselves. Tenant also has brand new baby.

Very bad land-lording to allow the A/C to be out for 13 days! 13 hours is bad enough! I would have provided a window or portable a/c unit to cool off a room or two!

I would discount the rent by half during the time the A/C was out, providing there was no natural disasters in the area. Or offer them something they could use like a newer appliance... --47.156.xx.xx

I'm with the others...probably at least 50% off the rent as a courtesy, even if not required by habitability statutes.

I'd also shop online now and see if any places are still carrying window units. I just checked and my local Lowes still has some in stock. If yours does not, they can still be shipped to the store or to your home.

I keep a 10,000 btu, a 8000 btu and a 6050 btu around in case of emergencies like this. That way you can at least cool off enough parts of the house to make it livable, if not 100% conditioned. --173.19.xx.xxx

We would normally not knock off any rent but in this case (and especially since the tenant fixed the issue) take off 13 days worth of rent.

And, as others have suggested, keep some window shakers handy for such events. Last year we had two HVAC units that needed to be replaced in the middle of summer (of course; what other time of the year would they go belly up?). We brought over window units for the several days the tenants were without AC and placed these in their bedroom windows to help with sleeping each night.

I will have to check on the habitability of the state law. No window unit was offered. The landlord has a friend that happens to be a "jack of all trades" handyman. He order one part. It came in on a Friday and told the tenants that he was too busy it would have to be Monday before he got there. Come to find out it wasn't the part he order but another part that was broke. --69.246.xx.xx

I have window units and fans for this very situation. I put one AC in the living area and smaller ACs in the bedrooms.

Nothing makes a Tenant crankier than Hot / Humid Florida weather and NO AC.

Even if my AC guy can be there in 24 hrs. I still put in window units, b/c you never know how long before the central AC unit will be up and running.

I think 50% is fair. I would definitely get a discount or more for their ordering the wrong part.

Every state and local area has it's own guidelines. Ours is 2-3 days is considered reasonable unless outside heat exceeds 85. Our law is simple...if you provide it then it needs to be in working order.

When we had a problem getting parts - usually because of long holiday weekends - we've offered to put them up in a hotel since it was over 100 degrees. A few accepted others said they would endure.

We now have 1/2 doz. 12-14,000 BTU portable units that do not need venting. We'll drop off 2 or 3 and they can place them in any room they want. They cost about $300 new but our HVAC tech got us refurbished ones for $125. They take a lot of pressure off especially in the middle of a heatwave which is the norm here. --75.181.xxx.xx

every Spring when people move out of this college town,. they leave a number of nearly new window AC's on the curb,..I've stopped collecting them.Usually the only thing wrong with them is that often the filters are clogged. I send a handyman or two to take a few out to a unit if needed. Its amazing how well a few window AC's can cool down a unit "IF" its not too far out of control,..(the mass in the house very hot) Even then,..smaller AC's are good for wringing out moisture from the air better than big units,.

Once you get the temp down,..its a lot easier to keep it.

We live in a big ole house, over 4,500 sq,..Only top floor has central air but since its just the 2 of us, we don't really utilize it. unless we have a lot of guests over. So we usually don't cool or heat that floor but even w/o using that floor, its still a big house for 2 people. We talked about getting central air for the other 2 floors but just haven't got around to it.

Even in our hot spells of over 90 for days, we could keep this place 72 degrees with 5 small (4-6,000 and one 8,000)

As long as we kept them all running 24/hours.

Made the mistake of going away for 3 days and turned them off because it was SUPPOSED to be cool, but instead the weather shifted and it was in the 90's.

Came home to a HOT house. I took 2 days to get it cool again.

In TX, state law lumps "inadequate heat or cooled air" along with "potable water". The landlord has about three days to solve the issue before the tenants are allowed to do a repair-and-deduct.

Louisiana is Louisiana, so it's got a grounding in French law, unlike most of the rest of the US. I don't see a timeline for repair-and-deduct, but the tenant basically has three criteria to meet: a) it's a necessary repair; b) the landlord failed to act within a reasonable amount of time after being notified; and c) the price was reasonable.

So in this case, the landlord acted-- but the handyguy misdiagnosed the problem, which led to the problem being a problem for way too long.

You can get a little window unit for around $100, so picking up one or two of those to "get them through the weekend" would have been a nice gesture. Then, since they were able to get the a/c repaired by their own guy, I'd knock that off the rent, even though it could be argued whether criteria "b" for a valid repair-and-deduct was met. I'd ask them who their a/c guy was, so I could send business to him next time. I would hope that the tenants were kept in the loop with good communication through all of this, because people are generally much more agreeable when they see effort being made. And I would probably not use my jack-of-all-trades for something that seems to require a little more skill in this area than he seemed to possess, in addition to not prioritizing the job... even though we were very fortunate in having unseasonably cool weather recently. --96.46.xxx.xx
