Lead Paint ? When renting out a unit you know has lead paint on the walls. What do you say when someone calls and has kids under 6 that want to see the unit.

You say nothing until you are ready to rent to them, then provide the EPA Pamphlet on Lead Paint. Of course you should have covered the lead paint with another coat of paint containing NO Lead Paint to protect anyone who will live there.... --47.156.xx.xx

You must disclose the lead paint before they sign the lease. If you think it would be a deal-breaker for anyone, I would discuss right away to avoid wasting time showing the place and screening an application for people who wouldn't want to rent because of the lead paint anyway. --74.70.xx.xx

This might be a good house to sell if you have documents pertaining to the lead and that disclosure is required at lease signing AND on the phone.

You can not discriminate against families even if your unit or house is pre 1978 construction and likely has lead. Lead is beginning to be a hot topic in NH. Legislation is in committee from last year that will lower the levels bringing on more abatement orders. One school district in the north had mandatory lead screening before starting school this year. If you are not up on the lead, discrimination, RRP, etc. join a local landlord group and get informed. --24.61.xxx.xx

Rental Property Owners Association's next meeting is in Dover NH 10/5 at 8AM at Patty B's Restaurant New Hampshire Real Estate Investors Association meets monthly in Manchester - I don't go frequently but did see Jeffrey from this site speak there.

Durham Landlord Association - my understanding is they are an active group due to issues with Durham and college rentals

There might be a group that meets in Nashua, but I don't know details. You should be able to use the computer to get more information on the above groups.

K. Kirkwood Consulting spoke at our landlord group a few months ago and knows about all there is to know about lead. --24.61.xxx.xx

In NC we are required to include a lead paint disclosure on all homes built before 1978 for both selling and renting.

We have never tested for lead paint so disclosure isn't an issue. However, if we were to perform any renovations that would disturb the walls or window sills then we would definitely have it tested first.

What I don't understand is there is no requirement to disclose lead or galvanized pipes which potentially pose a much greater danger. --75.181.xxx.xx

NC Investor: It's not just your state. It's federal. EPA requires notice and information be given to everyone renting or buying a home built before 1978. Here is the pamphlet form the EPA:
