Hi guys.

How long do you wait before you begin dropping the price on a rental you have advertised?

I put a sign in the yard one week ago. Ads on craigslist, apartments.com, etc. etc. one week ago too.

I have had a three calls, none of which resulted in scheduled showings (the prospective tenants each asked if I could drop the price at all, one said the price was too high).

I previously got the rent I advertised, but those tenants moved out (lost their job).

I believe my advertised rent is at the very top of the market. It is a seriously great house in an in demand neighborhood with a lot of bells and whistles. But I am not adverse to dropping the rent, but I also don't like to leave money on the table.

I start a little high, but I drop every 3 weeks. Flip or rental, regardless. I even drop on random things I sell on Craigslist, but it's more frequently typically once a week.

If a great house in high demand neighborhood then other reasons why you can't rent at least at price you were getting b4. So provide more info. do not get into price dropping spiral. I usually have them rented in a week, but on occasion I overprice and shoot myself in the foot. Then at the one week mark, I'll cut 20-25, 5-6 days later I'll cut again. My most recent problem, I started at 1585, kept cutting and finally rented at 1450, 6 weeks. I honestly beleive if I would of started at 1495, I woul of rented it in a few days, like my little $1300 units rent for. --75.141.xxx.xxx

It's the back half of September. End of easy renting season. If you tried for too high a price, better get the price drop done and get it rented.

I do not rent to people who want to haggle on the price. Tell them no, pull the ad, and put it back on the market with the lower price.

If the unit has always rented for that much and there is no more competition than usual you can try to tough it out, but finding good tenants gets harder as the days get shorter. --70.199.xxx.xxx

Each time a unit becomes available in an apartment building I own, I check out the local market rates. Because it's hard to raise rents here, we are under rent control, I always try to get the current market rates.

Sometimes I ask dead on and have dozens of applicants the first few days. But when my price is too high and there's lost of competition, I lower the price after a week of little action or qualified applicants. I usually list about 5 percent below market and my units are better than most comparables, so I dont have to drop the rent.

But if I wasnt getting serious calls after a week I would likely lower slightly.

I would rather loose 25 bucks a month on a lease than a couple of months lost rent at 1000 a month, plus utilities. --70.48.xxx.xx

I'm in the same situation. I've dropped from $1825 to $1795 but am still within the rate for the neighborhood. I have now had a few showings.

Back yard too small - bedrooms not big enough!!

I advertised it as 1758sq. ft. so I'm not sure why they would go look at it.

It's at the end of a cul de sac so not much traffic. Whenever signs are put out on the street the city comes and picks them up!

We own this one free and clear so have room for another little drop if it's not rented within the next few weeks. --47.188.xx.xxx

There's always bargain hunters out there. I'll never discount something after a request for one. Got an awful tenant in a nice house the last time I did this. Have you used a leasing company before? There's a lot of reasons not to like Zillow but rental rates isn't one of them. I always look at properties in our property neighborhood and adjacent areas. Most of the Zillow listings are PM companies with large inventory so they know the temperature of the market better than anyone.

I look at the rates and then look at the listing date. If it has been on the market for more than 10 days in the prime of rental season and the pictures don't reveal any major flaws then I go lower. But once I set my price I do not lower it. --75.181.xxx.xx

We're having the same problem north of Houston. Got one on the market for a month now. Same price as what it was rented at previously. Taking lots of calls but no one that we would even consider showing. We tried concessions after 3 weeks and just got more unqualified people calling. Very frustrating. Thought all the flooding would create demand but it hasn't played out that way. My wife got tired of taking the calls and took it off the market. When looking at others on the market I am noticing a lot of concessions but higher rents. --75.108.xxx.xx
