When the subject of Airbnb for landlords comes up on this forum, often posters will bring up the name Al Williamson, who has become a recognized authority on that topic.

Al has been invited to come to several of my Landlord Conventions and my Landlord Retreat, because he helps landlords be able to see a whole new way of viewing the cash flow potential of their rental properties. I have to ask, are the rest of the states other than mine cracking down on rentals on Airbnb? My state is obsessed with controlling every aspect of our lives. The lodging industry has complained to the state authorities that they can not compete with Airbnb so they are trying to figure out how to make our lives difficult. If you build a new rental building, the state makes you sign a letter saying that you will not do that (Not use Airbnb without saying the word) and if you do you will have to add sprinklers, fire alarm monitoring, etc. The cost would be prohibitive. I am leaving my name and state off this as they monitor every form of online rental sites. I would love to come to the seminar and learn more about AirBnb. --70.109.xxx.xxx

Jersey is taxing it like a hotel. I'm a little suspicious of someone who says he walked away from engineering to do maid work in dirty apartments.

Toronto is cracking down on airbnb. Rules are being passed that will only allow airbnb rentals to be located in an owner occupied home. All airbnb rentals have to be registered with the city, pay an annual licensing fee and pay a tourist tax.

That was smart to have booked Al for the talks. Airbnb is pretty hot in the San Francisco Bay Area, and prices are extremely high during certain local big events. Some people pay upwards of $400 a night or much more to stay in houses with hotel-like amenities, according to a co-worker who swears by airbnb and raided a refrigerator full of gourmet food and enjoyed an evening rural view of some Sonoma Valley vineyards from a patio.

It would be great to hear about Al's screening tips. Indeed, neighbors of certain areas particularly moneyed ones really do not like airbnb, so it would be intersting to hear Al's thoughts on that too. --172.10.xxx.xxx

Airbnb is encouraging cities to collect lodging tax as they would any other hotel. They are rolling out this idea out all over the country to prevent this issue from going to the Supreme Court.

Airbnb can take this stand because there's no turning back now. More and more people are choosing hotel alternatives. Airbnb already has more rooms under management per night than any hotel chain in the world... and the trend will continue to grow.

There are many ways to operate a short term rental. I encourage landlords to operate as I do - in an extended-stay mode. This is one reason I'm able to legally avoid my city's restrictive ordinances and generate the net income needed to replace my engineering job.

I wanted to address your suspicion.

I left my engineering job because I decided my opportunity as a short-term rental provider was greater than my engineering career.

Also, when I factored in being home to spend time with my wife and kids, not having long commutes, and having control over my time - it was an easy choice.

I don't do any housekeeping. I hire that out.

There are an unlimited number of ways to fashion a short-term rental. There're many MANY different ways to operate between the two extremes: one-night stays and one-year leases.

So what if they MIGHT pass a law?! Get the extra income while you can. He's right- it's here to stay. He also has some ways around or to comply with local laws.

You don't have to remodel the home it's just a different way of marketing it.

I already had an airbnb experience since a previous tenant rented out my one bedroom over a weekend, unbeknownst to me. I found out when the downstairs tenant called me up late on a Sunday night to tell me there was no heat. Thermostat was upstairs. I called upstairs tenant and found out she was out of town on a music gig and I told her I needed to go in to put up the thermostat. Big note on the wall related to the use of the unit as a B and B and the renter shut the heat off when she left to conserve energy. One heater in the home.

Here in coastal NC, they don't care about AirBnB as everyone rents out their oceanfront homes for short-term stays. Everyone is in the "AirBnB/VRBO/Vacation Rental" world.

The rents are TAXED differently than annual rentals, though so the county/city can get their cut.

Al's idea of extended stay is genius. If I intentionally rent a place for less than 90 days I pay a vacation rental tax. But if you sign someone up for a quarter - more than 90 days - you do not.

Gotta know your local laws, but I highly recommend listening, at least, to new ideas. And Al always has great new ideas.

Been renting the lake house via Airbnb (and others) for a decade.

They need to improve their screening process (which is next to ZERO). Too many 18 yo booking for a place to PARTY! And you have NO IDEA how old they are. AND you can't talk to them.

Ask me how I know ....

"I own and rent 'Class C' units that have a market value between $30-$40K. Most of the offerings I see in my market are $70-$80K 'pretty' houses that are fully furnished and remodeled. Glad your wheels are spinning.

Class C neighborhoods aren't good for the type of short-term rentals I promote. Class C areas are known for petty crime and blight. With short-term rentals, people need to feel safe on when they arrive and feel comfortable exploring the area.

My dormitory ideas, renting rooms to people in the same peer group, would be a better fit for your situation. This room renting strategy should easily double your net income.

Let me add a bit more regarding Class C.

I bought the most crime-ridden apartment complex in a Class C neighborhood. Then over time, I stabilized my complex and helped build the community around it.

Now I'm now able to run my short-term rental business out of the very same complex. And my neighbors are able to operate Airbnb rentals as well.

So, it's a process, but you can improve a Class C area and reap the rewards for doing so. You don't have to run out all the neighbors, you do need to be an advocate for your block.

And if you have long-term plans for your rentals, this journey may be for you.

I heard Al on a webinar a few months ago and the wheels & cogs started turning. A tenant moved (kicked) out and I had an "a ha moment". I started renting my "class C" unit this month. So far, I've had three guests and I have two more guests booked thru December. The neighborhood is not desirable for travelers (neat lawns, fancy cars, etc), but the unit was renovated two years ago, it's sparkly clean and central to all major venues. I furnished on the cheap from CL & Offer Up. I stick with IKEA furniture, since its easy to assemble/disassemble and light-weight enough to move around -- plus its no major heartbreak if someone breaks it. --76.238.xxx.xxx

Just got out of the webinar and I have a few ideas for the rooming house. There's a hospital near me and I got a call from a guy a few days ago looking for a room who has a cybersecurity contract at the hospital. He's in and out of the area every 2 to 3 weeks and needs a place to stay other than a hotel. He's ideal for me. Also, nurses would be ideal.

I have another property that's in a very desirable area that has a studio apartment in it that would be ideal for Airbnb as well. Having run the rooming house, I'm comfortable with the idea of short-term rentals. Gotta rethink some things.

One of the things that resonated and mirrored my own thinking is the idea of getting all of the money off of the table with the properties one has before buying anything else. I had concluded that previously, but this confirmed it. --207.172.xx.xxx
