It seems here in NC that with SFH normally the stove and frig are included in the rent (I also have dishwasher in them) but I was talking to some landlords in KY and they do not include ANY appliances in the SFH. I was wondering what every one else is doing? --71.50.xxx.xx

It's fairly common here to provide stove, fridge and dishwasher (if the kitchen has a spot for a built in one). I have a few places that don't have central air, so I do provide 1 window a/c in those as well. --98.175.xxx.xxx

I stopped providing them in SFH years ago, always the wrong colors - door style - oven lights damaged but the base is still in the holder (musta been a wild turkey dinner?) so following the HUD fair market value where they off 5bux on a fridge and 7bux on a standup range, cleaning cost a lot so let them take the roaches with them to the next shack in the appliances they need, the ones that were moved to the garage are not the ones we provided and most often popped the circuit breaker promptly, however in the multi-student places we provide them, even make my own vanity base to fit a 3cu-ft fridge so they can have a mini room party... --76.188.xxx.xx

Definitely expected here. Sometimes washer & dryers are not provided, just hook-ups but we gave up on that too and just provide everything including microwaves and dishwashers. Once in a blue moon I get a request to use their own washer which is fine with us. --173.22.xx.xx

In TX, I've never had anyone bring their own dishwasher or their own stove. I've maybe had one or two people bring a fridge along with them, but it's definitely not the norm. The expectation is that I provide major appliances.

If people want a washer/dryer or deep freeze, they bring them along themselves. Same with a microwave-- I could install one if I want, but people generally bring their own sit-on-a-countertop kinds. If I let an incoming tenant use a microwave that gets left behind from an old tenant, I don't count on getting it back...

In my SFRs, I supply fridge, stove, washer/dryer, and sometimes dishwasher. It is the norm in my market. If new tenant has his/her own appliances, I will take mine away.

We supply everything: frig.,DW,stove,microwave and W/D. It is considered standard at our price point. I too have tenants who ask if they can bring their own W/D which is fine with me. We only buy self cleaning ovens otherwise they are almost impossible to clean and I refuse to provide smooth stovetops since people just don't know how to clean them properly.

Most of our appliances are reaching 11 years. If anything breaks down we'll replace them. The cost of repairs just isn't worth it on old appliances.

Until this spring I never had to replace an appliance due to tenant neglect. We replaced an old DW that had died. For some reason it wasn't draining properly so the tenant decided it was the drain hose bought a new one and replaced it himself. Worked for a few days and then it stopped working completely.

I sent our plumber out to look at thinking we probably needed to have the warranty replace it. It seems the tenant installed a drain hose that was too small and the motor burned out.

I asked the tenant if he ever read his lease...report repairs and but never attempt to do the repairs. He told me it wasn't working properly which was true but not draining and a dead motor are two different things and he voided the warranty. We replaced the DW on his dime.

Amortise the life expectancy of appliances over three years then build the cost of appliances into the rent. That way there are funds for replacement and repair. A gas stove will last longer then a electric stove. --158.106.xxx.xxx

I provide everything that fits. When I have a place for it, I include the washer and dryer, and even an installed microwave.

All depends on the market.

Supplying kitchen appliances is one thing, but cleaning them at turnover is another. Do you all clean your own appliances at turnover? Have you ever seen or smelled the inside of a frig after a tenant's power has been shut-off for non-payment? This is typical in Class C hoods.

I supply a used electric stove with my rentals but that is it. In my lease, it clearly states that I do not make repairs to kitchen appliances. If it breaks, you buy or rent the next one. --68.63.xxx.xxx

Everything is cleaned at turnover. As appliances go they are the worst. We now buy self-cleaning which are only about $20 more than non-self cleaning.

Our lease is very specific about cleaning. We list everything that is required. That is the number one charge that is deducted from their SD in the final accounting.

We give them properties in pristine condition and I expect to get them back that way.
