What is the best exterior paint that I can spray for adhering to that vinyl?

Perhaps your contractors think in a homeowner state of mind. I would not touch siding just because it is wrong color, even if it is puke green. Brick is red and it is still hot. So renters shouldn't expect much. --166.137.xx.xx |

When I painted Vinyl in the past I used a 100% acrylic paint, SW., and also you will
want to cover with a color that will not allow the vinyl to bleed through. The %100

Like every other surface, the preparation is key to having it last and look nice, I never painted vinyl so I guess a power wash would be a place to start - I have seen a wipe off dust I think is call chalking, the wash should remove this so you get good adhesion - funny you mention the color barn red - I was going to suggest a lightly tinted from white barn paint. --76.188.xxx.xx |

I would keep it and perhaps add some contrast such as shutters in white, window boxes, contrasting door. Once you paint ANYTHING, it is not a matter of IF it is going to peal, but WHEN it is going to peel.

Red is one of the hardest colors to paint over. It tends to bleed through the top color. Dark colors absorb the heat of the sun and tend to expand and contract a lot more. Probably you would have to cover it with a darker color. Then there is the maintenance issue.
What class neighborhood is this? Most of my tenants only care about the inside, because that is where they spend most of the time. In fact it always amazes me you never see the window blinds up to let in daylight, you never see them outside. So maybe the tenants would not care if the inside is nice enough.

Grey or Gray or white looks nice with red. Add shutters, trim and go with it
Painting it means you take something no maintence and make it forever in need of maintence. How about re-vinyl the entire building or the top half?
No painting. Wasting money and time. Paint ain't cheap anymore!
Contractor doesn't rent there. Resident may not mind the color.
How about planting big trees to hide the building?

NE,
Color is EVERYTHING on an exterior. Grey is IN.
We have painted many, some deep ugly colors but not red yet. Red vinyl is different than red paint and I expect will be just as easy to cover as any other color.
Wash it well - rub with a sponge, not just powerwash.
We used SW Adhesive Primer then a top coat. SW changed the name and added a special vinyl siding paint.
Primer is different than top coat. It will not weather well and will hold dirt.
I hope you are getting your CBG discount.
Tip: if you paint when the siding is warm it will have expanded, closing expansion joints. When it cools and shrinks you'll have a small red stripe showing at each expansion joint. Our technique is to spray when the temps are "mild" then touch up when it's cold.
This is esp troublesome on a west facing wall that gets full sun.

While I agree with others that I wouldn't put too much stock in what the contractor says, I would pay close attention to what your wife says. If she thinks it's ugly so will most of your prospects. As someone else said, SW has a paint that they recommend for vinyl siding. I have always been told to paint it a lighter color than the actual siding because a darker color will attract more heat than the original siding and cause it to warp. If it's a small area it may be worth the extra expense just to rip off the siding that you don't like and install some that matches the rest of the house. --70.182.xx.xx |
