Well,

I received this reply from one of the postings. But, no further explanation.

I do not know what is an eviction service. I do not know who decided the animal is unauthorized animal. (I already reported here that an ESA animal can be any aggressive, or dangerous, and not require to be certified nor trained. The door is wild open for the tenants as long as their doctor prescribe an animal.

Here is the copy of reply from one of the postings. I would like to know if this can be true. Right now, I can sense that the tenant plan to forcefully occupy the property as their own. (to use their emotional disability.)

It could happen, but then you could sued for a lot of other things having nothing to do with an animal.

There's something wrong with either your property, the neighborhood it's in, or the way you're screening tenants (or all three). Try to figure what's going wrong and change what can be changed, and you'll have less of these problems in the future.

There are laws to protect landlords and there are laws to protect disabled people. If you tell the tenant they have to move out because of their "emotional support animal," even if it is aggressive and you are afraid of it, you are breaking the law that protects disabled people against discrimination.

If you break that law and they choose to sue you and they win, the judge could award monetary damages that you have to pay. You might have to sell your house and your rental to pay those damages.

An "eviction service" is a lawyer who is experienced in getting rid of tenants like yours. A good way to find an experienced lawyer is to go to eviction court and see which lawyers come with a stack of files. You will need the help of a lawyer to get rid of this tenant without breaking the law.

I understand your frustration at the legal system. If you read my recent post, I have to spend a second day in court just because my tenant couldn't be bothered to call the court and ask when the hearing was.

Take a deep breath and work your way through the process. You'll come out on top. But you need to make sure you understand the rules, which is why people are suggesting you talk to an eviction lawyer. --204.210.xxx.xxx

The owners blatant negligence is having a animal exclusively prohibited as your manager previously requested, so when an innocent person who visits or is a passerby gets bitten the owner will be forced to pay legal and medical bills as awarded by the court - chances are with a vicious breed the victim will demand 15-20 years of ongoing care - it adds up... --76.188.xxx.xx

Please, if the animal is dangerous or out of control it can be denied, but you need PROOF of it's aggressive behavior.

Just stay quiet and let this roll. What you SAY or TYPE can lead to lawsuits.

I predict this resident's stay will be short due to non-payment.
