is there a gentle way to ask for a prospective tenant's (and the other adults ) credit scores during the phone screen ?

Should I just tell them my minimum requirement and let them decide if they want to disclose?

The "score" by itself is immaterial.

The credit report data gives you the information you need to know to screen the applicant: how much they owe in total, excessive judgments or collections which includes current dates and who they owe, previous address they didn't report to you, collections from utility company or landlord, "lies" that they will continue to tell you, etc. etc. etc.

That's the info that you need.....not a "number". --184.52.x.xx

JLK, I tried that when I first started, I found that I wasted a lot of time going thru the report of someone with a 500 or 600 fico and trying to get a square peg in a round hole. now I require 720 and only then read the report. --12.156.xxx.xx

I think both the score and what's on the report are important.

But, having said that, I finally stopped asking about it on the phone/email because it caused so much headache. Now I focus on income, evictions and a couple other things on the pre-screening.

David, I would just say "minimum score is 720 plus I have some other requirements for what's on the report". Then they can ask more questions of you if they want.

Then at least they know. There's not much you can do to stop them from lying about it, as many of them do.

I don't ask them for their credit scores. For that matter I rarely speak to anyone on the phone.

But I do I tell them that if their credit score falls below 650 then we require 2 months security deposit.

I also tell them that we charge $50 per application and everyone over 18 that is not going to school must complete an application.

The decision to proceed is theirs.

Tell them your criteria, most people will either say no problem my score is fine, ie its 700+ or well, than you get a story.

We prefer credit scores of 700 and above but a low score in and of itself doesn't really mean much. Some of my best tenants are recently divorced and because of that mess their scores are terrible. But other than that they are responsible people who are very good with their money. Life happens. --24.45.xxx.xx

My experience with tenants is that they don't have a clue about their credit. It's pretty much a waste of time to ask them. They don't know, or they lie, or worst of all, you get a lot of whining about how it isn't their fault.

If they ask, I tell them. Plus it is on my written criteria that they are required to read before applying. But, I am going to have to run it no matter what they say. (I do not use the credit score, only the information on the credit report) --70.199.xxx.xxx

I wouldn't bother asking over the phone, they will even lie to your face, so I wouldn't believe a word they said over the phone. You have to run a credit report AFTER they pay your application fee. That's the only way to get the truth most times.
