There are two schools of thought here. One constantly replacing the roof shingles every 7 to 10 years or installing a metal roof which can last up to 30 years or more then if after 15 years to 20 repainting only not replacing. There are many videos on You Tube about metal roofs. So in the end installing shingles is like renting a roof. With one layer of shingles there are no disposal costs just 1"/2" wood strapping then bolt right in. No disposal cost brings the price where compared with the cheap builders line that many roofers install as the roofers want constant work. Here metal roofs are becoming more common. The straight metal panels are the lowest cost which have three thickness level from residential to commercial grade. Check out some of videos on You Tube then compare what is best for you. If let a roofer put a second layer of builders line shingles then 7 years is a long time. In severe weather shingles blow off then the roof starts to leak. Any money spent on a roof the roof has to last a minimum of 15 to 20 years not the 7 year life of builders line of shingles which the roofers buy as the roofers want continuous work. In the apartment buildings only bought quality commercial grade of materials which out last most the cheap materials by at least 3 times. Why install a roof which is not going to stand up to severe weather along the building will always be too warm in the summer. One of employees at the HD store told me shingles are good for 7 years so was not surprised. Go to any commercial building then look at the materials used not the cheap garbage materials. I refuse to rent a roof at the apartment buildings or house. People are starting to smarten up where they are starting to use things the last. When I was in Germany the only place they use shingles in the garden shed not the house or buildings. In North America they build houses cheap where after 5 years everything has to be replaced in Europe it is opposite way. In the house in the kitchen they installed that cheap laminate flooring which are going to rip out then install a commercial grade of porcelain flooring on top of a Schluter ditra membrane which is easy to clean along with going to last a very long time.
