What rate would you pay to have a 1 Bedroom Apartment cleaned to get ready after a turnover? This would be for a thorough cleaning to have the unit completely ready for Mamma's inspection.

Labor rates will vary considerably among different locations.

Here in Southern CA, we have a large number of unskilled laborers who will work for low wages, but not all of them are trained and sufficiently conscientious to do a professional job of cleaning apartments.

Here, we have an industry of painting contractors, who specialize in apartment turnovers. The industry is dominated by Koreans who will work very hard for a competitive price. All of these contractors provide service of cleaning apartments in addition to painting, and doing excellent work on a very short turnaround time. I pay about $200 for a 2-bedroom, 2-bath apartment, thorough cleaning and carpet shampoo. I use the same contractor that I have used since 1983.

And here at the beach, we have folks who prefer to fish and go surfing rather than earn money...

My cleaner charges $25 per hour, does an OK but not great job. Painters charge $$$$.

I just do an actual bill based on the stuff ignored by the outgoing tenant, sometimes the younger cleaner staff will do extra stuff or know a boyfriend to move heavy furniture out - and we pay them also. the deep cleaning costs about 200-250 on a 2bd, water fixtures, cabinets, windows, floors. --76.188.xxx.xx

I've gone through several cleaning ladies.

My hands-down favorite has been the woman who runs our local school cafeteria, who cleans houses on the side. She charges a flat rate of $50 for the house, and $50 if she has to clean appliances (stoves, fridges). I supply the cleaning supplies she tells me to get. ON,

I pay $60 for a 4 hour basic cleaning. That's an hour on bathroom, hour on kitchen, 2 hours on rest of house, pick up yard litter.

+$10 per appliance, basement, garage, second bathroom.

I buy the materials.

I also pay $3 per blind to install, They go up last to avoid dust.

Don't go cheap on the housekeeper. It's tedious work and she can make a big difference!

Side note: I only hire women for this! Momma knows when a man tried to clean!

Our local cleaning companies charge $30/hour and send 2 people out ($60/hour effectively). When we ask them for a very clean (every surface touched, the bill can approach $400. We need to find a better-priced solution. --98.156.xxx.xx

My cleaning gal charges $65 for a basic cleaning on a "broom clean" unit which is usually 2-bed rooms & 700 - 900 square feet. This includes wiping out fridge and stove, but if they are filthy it's $10-$20 more.

Her highest bill ever was $175 for a place that was DISGUSTING and had several 30-gallon bags of trash/rotten food to be hauled off. Think it took her a day and a half.

She buys all her own supplies.

Rates go down as # of turnovers increases. Cleaning is somewhat of a commodity in that is requires no specialized skill or training, just a desire to work hard and get the job done right. So as with most commodities, bulk pricing factors in. --173.19.xx.xxx

My cleaning crew from the painting contractor is always all men.

They work harder than most other Americans and know how to use chemicals and pay attention to details, as well as how to please the customer. They come prepared to use sulfuric acid to take off rust off from the shower hardware.

I get the quote per job. Anywhere from $80-$150 usually. And we tell them exactly what needs to be done.. that way there is no mistake about what we discussed(write it on an old carbon copy receipt and we sign it.). It gets posted up in the kitchen of the residence.

There can be a big difference in light wiping of a stove and heavy duty encrusted-on mystery grease that needs to be flung out with a spatula. --136.32.xxx.xxx

Most of you are paying dirt cheap if it is a professonal cleaner.

In Maine, the professional outfit Maids of Portland charges $45 per hour, and to COMPLETELY AND THOROUGHLY clean a small 650 sf two bedroom, they send in a team of 4 and it cpst $450.

If I do it, as a professional landlord cleaner, I charge $35.00 per hour. --74.75.xxx.xxx

Go to a hotel and recruit some maids.

The hotel pays them 9-$10/hour and clean an entire hotel room in an average of 20 minutes. AND they are already trained.

My 2 housekeepers are wives of our contractors.
