I use Transunion smart move. I list my property with them and all the aqpplicant does is give me their email. I enter their email and the property. Transunion then sends them a website where they enter the information. As soon as they complete it, I get the email from transunion. The report doesnt give me their ssan, but does give me their score, and more importantly, it gives me any judgements and evictions. There is no money out of my pocket. The applicant pays transunion directly. If I dont like what I see, I send the applicant a quick text and tell them no. I had one applicant who told me she had no evictions, but Transunion told me she did. I put it all on her. I said it was up to her to dispute her credit report with them and I wasnt interested in the drama of it. I then received a call directly from transunion telling me that the customer was disputing the report, but everything they had, and they gave me the court room date and time, did in fact show the applicant was evicted with a judgement. I really like transunion smartmove because I show the property and take an email. I tell the applicant that unless it comes back spotless, I wont rent to them. Here applicants can refuse to provide social insurance number where they will have to provide a minimum of three pieces of photo copied identification. Drivers license, health card, birth certificate, passport or anything with picture on it. If no identification then a credit check can not be done.
