I showed my property to someone who is very

Interested in renting my 2-bd ,2-bth place. She is a longtime government worker w/ a great income.

She & her young adult daughter are moving because

their LL is selling his place.

She has 2 small pets-a shorthair greyhound & a 1-yr old

female cat that she's getting spayed.

I bought new flooring last year for the common areas.

The bdrms are carpeted.

She told me she has a catbox upstairs & one downstairs in the place she's renting now.

How should I approach this? Thx

Verify everything...especially that landlord is selling the old place! That is a common lie. Although it could be true.

What kind of flooring is the common areas?

I only had one rental with carpet (old carpet from previous owner that I did not replace). There was a smell in the bedroom when my tenants moved out a couple of years after I bought the place. When I pulled the carpet I found that their chihuahua had peed all over the carpet pad. Luckily I wanted to replace that carpet with tile anyway.

George...is the dog a greyhound (which isn't a small dog; I've had three retired racers and love the breed) or rather a whippet or perhaps Italian greyhound.

All three have the same body shape and are sight hounds. All are short haired.

I only bring this up because sometimes "Iggy's" (Italian greyhounds) can be notoriously difficult to housebreak.

If neutered the cat will be OK. How big is this version of greyhound? YOu made everything new and would like someone not to ruin it and leave. People with pets tend to stay ten years or more. If you think she would do that, you might as well let her have it.

Make sure the LL is really selling it and not to drive her out because her animals are ruining it.

I have two folks that are mother and adult daughter. They were OK for 7 years although kind of strange and had rabbits and were uncooperative about garbage, leaving stuff on the front porch of duplex, use of garage and driveway, not reporting problems timely until they became a dire emergency.

Figure out which one is the bigger nutcase. With this kind of twosome, one of them is needing to be watched by the other or they are both loose cannons. Without some male energy around, women seem to go off the deep end. --73.33.xxx.xxx

What Ken said, a photo vet record showing animal is -fixed- so unable to breed and a double rent value deposit helps in pet bladder problems, humans can mess up carpet without having pets help them be slobs and provide new carpet coloring and stink problems. --76.188.xxx.xx

I found out the dog is an Italionn greyhound.

Also, when the mother showed up to see the place - a neighbor noticed the older BMW she drove had expired license plate tags by several months.I am concerned.
