Per my lease, I gave a long time tenant a 30 day notice that I would not be renewing her lease and would need to vacate by 7/31. On 7/31, she needed until the weekend (8/5). On 8/1 I filed for a tenant/LL hearing. Yesterday, we were finally give access to house. When we went to enter, we found she had changed the locks and we did not have keys. An upstairs window was left open and we entered via a ladder. The security alarm, that we were unaware of, started going off. Cut the power to it in the breaker box. Called ADT to have them remove the system. They refused. The tenant has to request that. I informed them they never had permission to install it and if they didn't remove it, we would. They said it can only be removed by an authorized dealer. My question is this, PA law requires we store abandoned property 10 days without contact from tenant 30 days with contact from tenant. My questions is this. Is the security system property of the tenant? --74.98.xxx.xx

I'd have removed the system without contacting the company, tossed it in on the trash, and added the charge onto the trash removal part of the security deposit statement. --172.56.xx.xx

If you are planning on storing the tenants stuff why not just disconnect the security system and put in the tenant pile. Otherwise I would de-power the system and leave it in place. Who cares what ADT says either way. You are not their customer and they don't have your billing information associated with the equipment. We had an ADT system a long time ago and they installed it. We eventually discontinued the service but they never came to take anything away. --74.83.xx.xxx

I am not from PA, but my gut reaction would be to remove the alarms and sensors, and throw them in a box for 10 days, so you can get your house ready to re-rent. ADT will eventually want them back when the bill is not paid. If ADT gets upset that the system was not removed by an authorized dealer, refer them to your former tenant, as ADT's agreement is with your tenant, not you. I don't believe that they can move it from property to property. Usually it is property of the security company and they rarely ask for it back.

I doubt they are going to reinstall it elsewhere unless it is wireless. Even then I believe ADT likes to set up new equipment at each location.

I think you can send a copy of the docs granting possession and court docs showing you are the legal owners of the home if you want it uninstalled.

I heard a story about a lady who bought the home with an alarm system and the old owner still had access online to see when there were people coming and going out of the home and when the alarm was set, because the new owner didn't have it set up. So it's a good idea to remove. --136.32.xxx.xxx

Like others said. Just do it.

Had it happen a number of times. Remove it and put in trash pile or with tenant property if you have to store.

ADT will not want it back and you have no connection with them. They will will just bill the old tenant for the cost of the old equipment if they had not had it long enough with there agreement to get it for free.

Rip it out and patch any holes. Then charge that cost to the security deposit. Dont even worry about damage to the equipment.

Dont believe it when "They said it can only be removed by an authorized dealer"

If they have something in writing that the tenant agreed to that. Then they can take it up with the tenant.

You will never hear from them. But if you did. Tell them you dont care about their policy. That your policy is to rip it out of there unless they wish to pay you rent.

They didn't care about your policy so why care about theirs especially when the account isn't in your name?

Alarms are easy to disconnect. Just take the main box and leave the sensors. You may be able to reuse sensors with the next alarm. Personally, I always install an independent alarm like DSC and give them an option of alarm monitors that they can use and let them know they ARE NOT allowed to modify the system and my security vendor is only allowed to work on it. If they don't have the master code, but a subordinate code, it makes going around your back hard. --108.69.xxx.xxx

I have had this situation a few times. I always call the Alarm Company and allow them an opportunity to remove the equipment, but they always decline and then threaten me.

Ignoring the threats, I have removed the equipment and stored it with abandoned T possessions. Other times, I have removed the equipment and tossed it out. Then, I got "smart" and left the equipment in place, for deterrent value -- the equipment is not live, but the thugs don't need to know that.
