I've received 5 inquiries for my rental property in 2-weeks.

Two of the inquiries have resulted in appointments. I have one application that we're running a credit & criminal check on. We haven't received the results yet. The 2nd party is viewing the property tomorrow.

I've gotten two of the leads through Craigslist. The other leads I received were through Hotpads after posting on Zillow. How can I "refresh" Zillow?

What are "best " places to advertise ? I think the first person we ran credit on will qualify. But ,if not , I'll run the credit for the other person. Thanks.

I always used CraigList. It's fairly legitimate around here for rentals. It brings better people than the newspaper which has free editions all over the place. At least it presupposes someone can afford a computer or phone.

This time around I had a one br. upstairs from my bad tenant that I kept empty for over a year as I was afraid she would burn the place down but I couldn't find any evidence to evict her. Left stinky garbage in the hall etc. I think she ran off my past two upstairs tenants but they wouldn't tell me what she did to them.

So one of my current tenants has a grand daughter and her fiane' and they are taking the one br now that downstairs is moving. Same tenant went to Bingo and found me two other potential applicants.

Go to bingo and talk to people. The bingo crowd seems to be nicer older folks with some money who want to downsize now that their kids are grown and out. Then, just mention that you have an opening. --73.33.xxx.xxx

I like Zillow because it syndicates out to places like Hotpads and Trulia. I get most of my leads from Zillow and Trulia and a few from Hotpads. Almost nothing any more from Craigslist. That used to be the hot spot, but now big apartment complexes just over-post their own ads 10x per day and Craigslist does nothing to police it, so most small time LLs have left.

I like the Zillow network because (theoretically) only one person can have a given address listed at a time, but I have had 1-2 occasions where it looks like someone stole my pics and posted them elsewhere. I put our name and phone number on all pics now. Haven't had any problems since doing that. --173.19.xx.xxx
