Hi,
what is the quickest way to get possession of my property.
I am going thru the normal eviction process but there seems to be a faster way called action in ejection??

They should take the same amount of time, in that they both require notice, patience until a trial date, a trial and then a delay pending finality until the Sheriff executes a vacation order.
An eviction is procedure to remove someone who has a right to possession of the property, but falls within legal reasons for having that possession taken away from him. Ejection is procedure to remove someone who never had any right to possession in the first place.

In my area you can get expedited eviction if the resident is caught manufacturing or selling certain controlled substances, but it often takes longer for that process to grind thru the courts than a standard eviction. It's usually quickest just to file for non-payment of rent or whatever the infraction is.
The other option--cash for keys--may leave a bad taste in your mouth for "rewarding" bad behaviors, but if it gets you the keys back 2-3 weeks sooner and the property isn't trashed, it may be worth pay them $500 the day you get keys in hand and a signed note saying they have returned possession.

I'm not aware of a fast way to evict a Tenant in Pennsylvania. With the built in delays that allow either party to file an appeal it usually takes between 30 - 60 days (assuming the Tenant doesn't appeal the Magistrate's original decision). If there's a faster way i would love to find out about it.

30 ish days tops unless someone files an appeal.
file on day 2, hearing within 7-15 days, post the property on day 11, set out on day 11
ejectment is filed w/common pleas and would take a lot longer ... to say nothing of the additional monies and lawyer fees that would be required. --72.95.xx.x |

Eviction and ejectment are two different procedures to remove persons in possession of real property, depending on the relationship of the parties.
Eviction is used in the case of a landlord-tenant relationship where the tenant has breached a lease.
An Action in Ejectment is the procedure used to remove a person in possession of real property - other than a tenant - Like in the case of a former owner of a property who refuses to relinquish possession of a property after a foreclosure.
