Have a Pittsburgh/East Liberty property that was uninsured when a tenant caused a fire 3 years ago. I had been paying property taxes, but my work situation has changed, and I can't make it up there on weekends to manage repairs and get it rented out again, despite the temptation of knowing it used to rent for $780/month.

I didn't pay property taxes this year, and I just got a notice that I'll be fined if I don't cut the weeds and clear trash out of the back yard.

Maybe a stupid question, but do you have to fill out a form to abandon a property in Pgh, or will the city eventually just take it... and if it's under an LLC, will I be able to close out my LLC with PA Finance or will they hold me liable for whatever Pgh says I owe for property taxes & the former tenant's water bill?

Basically, how do I get out of this thing cleanly without repairing and selling?

Sell it. I sold a house with extensive fire damage this last year. There are folks who buy these and fix them up. You won't get much probably, but getting out is the concern here.

Not paying taxes and letting the city take the property is bad mojo in my area. Not only can they lien other property you own--even parcels that are located in another state--but also they'll have to go thru and extensive (and expensive!) legal process before they can actually "take" the property. You may wake up one day with a $20,000 lien on your primary residence for a property they've been mowing and hauling tires off of for many years. Bleh.

Worst case: offer someone $1000 cash to take it from you if you have to. Lepers don't just disappear. --173.19.xx.xxx

I have been helping a friend sister in Liberty, the court is just 2 streets away from this place and the tenant who got bedbugs, roaches and mice was supposed to care for the place but as you might already know, nothing was done, the roach, rodent and bed bug problem only got worse when they moved out, by the time I got involved there were liens for boarding and cutting plus the electric never transferred so there was a wintertime electric carryover, she was in court 3 times before contacting me - no reward for sitting on your hands.... --76.188.xxx.xx

No way to abandon it cleanly. You can try to file a Quit Claim but the city won't recognize it. They will continue to send you tax bills and then nasty notes letting you know they can lien other property you own although they rarely go past the nasty note stage. Could take 10 years for them to take over the property and they still send you nasty notes.

How close is it to Bakery Square? The area has certainly changed for the good over the last decade, I find it hard to believe a "for sale" sign in the window won't get you a buyer for hundreds if not thousands as is. Can also go to an ACRE meeting, next one Sept 5 at Green Tree Double Tree Hilton Hotel. Sell it there, someone will give you money on the spot if your price is right. --96.236.xxx.xxx

Thanks, all. I'm out of Pgh except for this last place. It's the last thing under an LLC. Didn't sell with my RE agent because his min fee was more than I could have made from the place, looking like it does. Would need at least 2 dump trucks at $500 each to clear the backyard. Living out of state and not able to use time off to drive 4 hrs each way makes attending the RE meetings impossible. It's not close enough to Bakery Square... it's a side road off Frankstown, a few minutes away from the Home Depot. I will try to find an auction place to look at it. Just need to find the keys since I pretty much mentally dumped it already. --73.135.xx.xx
