I have paint colors that I use over and over in ALL of my rental houses. On the interior walls, I have always used a Flat sheen since it hides imperfections in the walls and Flat is also easy to re-touch (blends in well). Bathroom walls are the only room I use a Semi-Gloss paint.

What paint sheen (flat, eggshell, semi or gloss) do you use in your rentals and why?

Also, do you paint your trim white or some other darker color? I am now using darker colors for trim and it has saved a ton of work at turnover.

Eggshell on walls because it scrubs well. I prefer to touch up and wash walls between tenants. I have have just started switching from white trim to a matching Navajo White in semi. Cutting in is much quicker with matching wall and trim colors. Please explain why you use semi in bathrooms. --24.61.xxx.xx

This is logic based on not having any paint in storage to use first.

High gloss white inside all closets. High gloss is labeled interior/exterior so the same cans are used outside on trim.

Bedrooms are flat colored walls and base trim. The only "trim" color I use is on the doors and door trim. All baseboards are painted the color of the wall.

I've used plenty of satin on walls but even on a perfect wall it seems to not look as good.

My living rooms and kitchens and dining rooms and bathrooms are all painted with thousands of mix match colors.

Kitchens and bathrooms are satin to semi gloss.

My thinking. Most, but not all of the slop that is found on walls is in the kitchen area and two unusual spots in the home. So I would rather wash those two spots and touch them up rather than to have the entire home painted in semi gloss.

Finger prints wash and paint up quickly with a long john roller.

I also store my paints in the shack...well the larger ones.

I also keep exterior paints in a shed. They get moved, cleaned, organized, in the fall before the frosts. --74.96.xxx.xxx

Paint salesmen do a good job of promoting eggshell paint, ostensibly because of its washability. Another reason (beneficial to paint sales) is that you can't paint eggshell over smudges and scrapes and avoid the mismatch look.....you will need to paint that entire wall, or it will look spotty. --72.172.xxx.xx

The grape juice you leave in the bottle till finished, I always use satin or better for cielings, same thing for walls, trim now going to semigloss popcorn to balance the repose gray, but going back to antique white on walls except an accent wall by the windows, it turns out popcorn is the color of fingerprints. --76.188.xxx.xx

The reason I use semigloss or gloss on bathroom walls is that (in theory) it does not attract mildew spots like other sheens' tend to. I have heard, from other local LL's, that mildew in high humidity rooms does not adhere to glossy surfaces as quickly as it does with other sheens.

During turnovers, I would rather paint over ding marks left by tenants as opposed to scrubbing them down with whatever.

I will paint over dirt any day as opposed to scrubbing. Flat paint allows me to paint over and it all blends in nicely. When you are at Lowes, check the paint called "Malted Milk" - color card #: 7003-9. That is my standard wall paint for all rental walls. --68.63.xxx.xxx
