Hi, In a previous thread I think you mentioned that you had a landlords insurance policy that covered damages a tenant might do. I think it was in reference to a land contract.

I checked with my insurance company and they said they had never heard of that type of insurance.

So my question is did I misunderstand what you said or is my agent not up to speed?

If you could, maybe you can give some more info on that or possibly a company to check. Thanks in advance.

Richard,

My insurance company told me that if I was willing to prosecute the tenants in small claims court, then they (insurance co.) would pay for tenant damages/theft above my deductible.

Many years ago, I had a tenant that skipped out in the middle of the night and they stole all of the kitchen appliances (W/D too) I had put in the house. I called my insurance company and they gave me the above reply.

My first such policy was years ago with a single family home. Then I got an Allstate Insurance Policy which for an extra fee, had insurance against tenants deliberate thief or damage of landlords property. Including appliances and any fixture -- carpets, faucets, blinds, flooring. But did NOT cover Normal Wear and Tear.

When making a claim, I too had to provide proof that the damage was a deliberate act of a known tenant. I would need a police report, copy of the lease and other requested documents.

I do have similar coverage "Special" coverage for damage caused by a tenant to my property because they are being evicted or moved out and took appliances, blinds or other valuables. I have a $500 deductible. I had to have my agent call around to several underwriters with the same carrier to find someone inside the company that had experience with this type of policy coverage. Since I'm an seasoned experienced landlord with 40 years owning income property and have very, very few claims..... I got coverage for tenant theft/deliberate damages.
