Just got back from a water leak at a rental. The line that feeds a clothes washer cracked and partially flooded the bathroom and hall way, it was running for maybe an hour before it was caught. At the time of the call the tenant was upset and telling me water was coming out of the walls and such. The drive over I was expecting the worse. I got there and turned the valve off and vacuumed up the water, called my plumber and electrician to get this all fixed etc. When I got home and after talking with my wife, I was thanking GOD it was not worse and only took 1 Hour out of my life. I then calculated the hours I "put in" at our rentals and the hourly wage I get paid every month. I then thanked GOD after I realized the amount. When we compare our "rental issues, maintenance etc. to what we get paid it makes getting those phone calls not sting so much. Have a great day everyone and GOD bless.

Great reminder!

We don't allow the plain rubber hoses because they simply crack off over time.

My Dad would raise his glass at differetn restaraunts aroudn the world and say "Thank you tenants, one and all!"

For those landlords who have rental faraway,

There are devices on the market that you can attach to the hose bibs that feed the Hot and Cold lines to a washing machine that when a leak occurs, it shuts off the water to the supply lines from the hose bibb.

And another device is available to connect to your dishwasher that when the water leaks in that area it turns off water that supplies the dishwasher.

Another device is made for water heaters...

For my rental that take more than an hour to travel to in the best traffic, meaning hours in reality, I install those auto leak turn off devices to my Water Heaters, Dishwashers, Washing Machines, Automatic Ice Makers and water filters.

Why my tenant calls and says they can't wash their cloths there's no water. I'm happy to show up and find that an illegal dog was chewing on a water line that ruptured. I would have flooded the property but these devices saved me. I am a plumber and these devices cost between $75 to $125 on average, but for water heaters with a gas shut-off too, it' can run $200 to $250.....
