Hi Sid, nice to meet you,.

You replied to somebody that had question about damage claims and your comment was concerning a check you recently got from your collection agency on a past tenant . I responded to you the following and would really like to know how you do it. Thanks for any help and any help from anybody else who happens to read this.

Your "collection agency"!!!! Who, what, where, how? I have had NO luck finding someone to take this on.

They all tell me that they would not do anything differently than I would be able to do...so save my money....IF I could ever collect on it.

You may be able to learn how this goes by asking at a local landlord/investor group meeting, it will vary by state and the actual garnishment varies by local court, once you have the judgement and a employer to serve they will return to you the monthly earnings (this will not include overtime, a mistake some make when doing a application), your state has rules on the percentage allowed to deduct based on dependants claimed when job obtained (the court also gets copy of the wage accounting and more), most places can get 30 percent net taken, the time it lasts can vary (here we collect 9 months then the window closes if others are garnishing they get a 9month window), we then step back in line until paid off (the interest accrues which helps), pay attention to your court open house classes - many metropolitan courts with hug-a-thug judges will hold enrollment in getting records expunged which is also a great place for warrants to be served where previously unable so you will see a gymnasium of plainclothes people there, go thru the lines asking about garnishment policies and write down all the applicable state and local code terminology you here, you will learn the limits this way, the landlord group I participate heavily with has this speaker about every 18 months and in NE OH there are 2 very active legal offices who are able to make contact using a watchlist for credit checks plus easy penetration of public records fences built by the hug-a-thug public servants... --76.188.xxx.xx

I do garnish when I'm fortunate enough to have a previous tenant who holds a job long enough. I have garnished checks and had them quit because it's easier to find a new job apparently.
