FYI Thanks to this forum, I learned about semper screens and as we are ripping out all the disposers, want to install these instead (if possible). One of our bathrooms had a screen installed awhile back-smaller but similar style to semper's- and so far so good.

Well, when I first tried to order, they had just closed down for a few months. I gave them my email for notifications. Today I received an email stating the semper screens are back.

I LOVE disposals because Momma picks the house and SHE wants a disposal. It's an easy amenity to help bring in the better residents. (because other LLs are cheap and take them out!)

When we changed to the 3/4 hp model ($25 more) our troubles disappeared. Most LLs use the cheapest model which WILL jam or break easily.

BRAD we're cheap? REALLY! NAW we just know 99.9% of tenants (most homeowners also) don't know what to use them for. Rather then tenants just ripping the tops off beer cans with their teeth or bending spoons in their hands they use the disposal.

Starting next year you won't have to worry about those blinds that kids can hang themselves on. They won't be made with those strings. So said someone at Lowes (they're getting rid of a lot of the lower cost blinds if you folks want to pick them up foe less cost than usual).

Not sure how folks will pull these up in the near future though.

When we were newbie renters, did not know it WASNT ok to put certain foods down the disposer.

I love to avoid playing the "who's fault is it?" game and the service call as well.

I do believe you are right as "momma's house", but Im not wanting my cheap tenants to break us over repeated calls to the house over stuff that should never have gone down the drain to begin with. Try sticking them with the payment for that-they rarely pay. They just argue that it's a piece of junk disposer. It's easier to pull out the trap and SHOW them what THEY put in it, than to try to find a stray piece of glass or plastic chopped up in the blades of the disposer.

Don't try to "guy" logic this. Ladies want a disposal. They will take the home with a disposal over a home without. Apt complexes know this.

The good ones don't break down or jam. We've put in LOTS without any call backs.

Cheaper than a call back. Cheaper than lost rent.

Offer good stuff and bump up the rent.

I just found these. Very nice, heavy stainless steel. It's called the: RSVP Endurance Sink Strainer.

It looks exactly like the Semper Screen but it's just the strainer part that fits into your existing sink drain hole.

Read the reviews. I concur it's great. The "stuff" easily wipes out. If you don't want to scoop it with your hand then wipe it out with a paper towel.
