Tenant noticed a leak in wall. Repairman found mold in walls after fixing leak. I need the tenants to move due to extensive repairs needed. They want me to pay their hotel but this could take months. I will let them out if their lease and return deposits and un used rent but it is not safe for them to stay. What should I do. --66.214.xxx.xxx

Mold in a wall from a leak doesn't take months for remediation and repair. Tenants that are required to leave during repairs are NOT CHARGED RENT DURING THE REPAIRS AND FIND THEIR OWN LODGING. They can stay with family, friends or rent a third class motel on the cheep.

The tenants property can be left in most cases and the non effected areas masked/ closed off. Work areas are plastic-ed off the limit exposure.

With testing, drilling out circle areas around 2" in size and filling the holes with plugs -- you can determine the damaged areas.

As a contractor, I first collect samples, have them tested in a lab and then section of that part of the unit and schedule a working plan. From start to finish it's less than a week, excluding the final painted color surface. --47.156.xx.xx

Just trim off the lower 24 inches, why fool around with holes, more patchwork and less progress - patch a straight line, should take 2-3 days at most, no need for hotel unless the exterior walls are removed and the cats will come in looking for mice, wet dust (if a micro amount of lead is there?) wont fly. Keep the cleanup person going before lunch and before leaving end of day. --76.188.xxx.xx

Barb,

Months?? No. Days? Yes.

A few hours to cut out the bad and spray it.

Extensive? Have you actually seen the problem with your own eyes? People exaggerate and like to be dramatic.

The mold has been there for a long time with them living in the house. Disturbing it is the problem.

If they are worried about contamination they should leave the house during the one DAYtime when workers cut out the old and spray it. Then come back that night. Don't sleep in that room that night.

It can air dry while they live there.

The replacement wall/flooring can be done whiel they live there.

Give them a dinner gift card for their inconvenience.

My lease is clear: Repairs can be inconvenient and take time. Every person who lives in any type of home will experience inconvenience due to repairs. We do not provide alternate housing.

I used to live in Nevada. The air was so dry the piano tuner advised me to keep a jar 1/2 full of water in my upright piano to prevent the wood from cracking.

I think that, once the leak was fixed, the mold would die off from the dry conditions. --98.145.xx.xxx
