I admitting that I didn't think this thru.

One day I was reading that laundromat business is going down because more people want to have washer and dryer in the unit. It is relatively easy to do if apartment is big enough, but if it is a tiny one bedroom or a studio apartment with no space in a kitchen or a bathroom?

For a while I was searching internet for the ideas. I found small under sink washing machines with shallow sink on top, wall mounted washers to wash one set of clothes, dryer combined with hand dryer.

The ideas are cute, but I am not sure good for rentals.

Some of installations was undercounter or inside a closet.

My imagination combined this two and I was thinking about a shallow cabinet or an opening in a bathroom, throughout a wall and to a adjacent room or closet, if possible. This design will make a little shelf in another room, but allowed to use width of the wall.

Now I need to figure out how to do pluming and exhaust for this and what to use to make a back wall to be as slim as possible.

Any ideas from RV, yacht or tiny house movement?

My upstairs tenant at the Cute Cape Cod washed her clothes in the bathtub and hung them on a line tied between the deck rails. When she had more clothes she went to the laundromat. Putting a washer that holds a lot of water into a unit over another unit is a recipe for having the ceiling come down. There is a pump in there that can fail. There is a water gauge that can fail and fill it up too much. Just a lot of problems. --73.33.xxx.xxx

I would be leery of using any machines that any potential parts & service might be difficult to obtain. Just make sure that you don't end up paying dearly for just the possibility of getting slightly higher rents.

In Europe it's common for the clothes washing & drying to both take place in the same machine. Perhaps you could look into the feasibility of using these. --72.93.xxx.xxx

They do make front load washers that are a few inches smaller, their capacity is only 2 - 2.5 cu ft. They cost around $800 which is about the same price you can get a 4 cu ft one. They also make a combo washer and dryer but very expensive and not energy efficient. This is not the stack, but one unit. There are also portable washers, but I would not trust the tenant to hook it up to sink and not get water all over. Try looking at the website compactappliance.

I never want my tenants, especially the ones upstairs to have a washing machine, too many things can go wrong and it can flood that and a lower unit causing $5,000 damage.

One tenant of mine purchased their own portable dishwasher. When a guest was staying over they ran a load. They hooked up the washing machine to the kitchen faucet spout BUT Didn't run the disposal to clear the drain line. They also left dishes in the sink. When the washing machine drained, the water couldn't go down the drain so it spilled over the kitchen sink onto the floor -- then ran down into the downstairs apartment. Costing me $5,000 in damages.

Since a guest did the damage and not my tenants, and my tenants didn't have permission to have a portable washing machine and they cancelled their renters insurance, I lost in small claims court. Judge said poor low income tenants raising a family are not responsible for these type of issues. A landlord must keep on top of things and deal quickly.

Luna, two regular separate machines are better than any of the stackables.And they don't have to be side by side,you could have the washer in a bedroom and the dryer in the kitchen.As long as the washer was behind the water pipes in the kitchen and was easy to hook up.The washers and dryers the have back in the European countries are puny and more like toys for a kids toy house,even though they cost an arm and a leg.wouldn't be my cup of tea... Around here they always get more money, the masher canbe on inside- water wall so the drain and supply lines are piggy backed to the sink, the dryer needs to be on the outside so the heat outlet can get out without a long length - long length exhaust results in condensing and easy for the tube to get clogged with wet dust - more maintenance. Think about the use if they were dropping 250-350 per load at the place they have to carry out and how much per month to increase the rent for the convenience of doing it at your leisure, add 10 percent to help with repairs - all the machines need something. --76.188.xxx.xx
