I had a tenant move in about 3 weeks ago. While doing showings, I never noticed any pet smells. New tenant never made mention...they were in twice prior to signing lease.
Previous tenant had 2 pets (cat and dog). Now new tenant says they have had the carpets professionally cleaned twice (I also had them cleaned prior to their move in) and they smell pet smells when the windows have been closed overnight.
What are my responsibilities here. As I said, they were not noticed during showings. New tenants did not specifically ask if it was a pet free rental....on the application pets are discussed as far as types, breeds, pet fees etc...
Not sure how to handle this, or what to say.

Has it been particularly damp there? It's like a jungle here. They may have left a window open and the rug got wet and started to smell.
They may not be smelling pet smells. It may be something else. How old was the carpet?
It depends how the carpet was cleaned. If it was not a steam cleaning, that carpet is not clean. Dry dust cleaning does not work. Hooking the vacuum to cold water does not work.
It has to be steam cleaned. But you need to go over and smell what they are smelling and take someone with you. If it stinks and it was steam cleaned and still stinks it should be replaced in whatever room the problem is.
I had a roomful of new carpet. I rented to a lawyer with a small dog. The dog was not there a lot and went to the wife's house regularly. I got a steam cleaner to come in. When he arrived he told me he had just come from a house in the city where there were several dogs. He steam cleaned my carpet. It smelled like dog when he left. It was awful. I think he somehow used the dirty water from his previous job to clean my carpet. I asked him to do it again and again it still stunk. I had to get it up and get new carpet after only one year. That was awful.
Just a sample of what can go wrong. If its cat urine that they are smelling it could have been sprayed on the baseboards. Dog usually doesn't keep smelling, cat does. --73.33.xxx.xxx |

Odor-xit, sold here at great prices, but this is a nagging problem with carpet, it may not be the carpet itself but the padding and subfloor, the truck mounted systems have amazing suction power - the drug store toys are not useful but they leave suds that smells better than the original stink. --76.188.xxx.xx |

THIS is reason #1 of why I HATE carpet and will not use it in rentals.
Each person's nose is different. Just because you cannot smell it does not mean the odor is not there.
Like LisaFL said, it could be in the HVAC. Change the filters.
I suspect the shampoo "awakened" the odor. This happens. It is very possible that with all the shampooing the carpet may still be damp. The pad might be wet which means it will never dry without putting a high velocity fan UNDER the pad for a week.
Buy a moisture meter and test the carpet.
Important: what kind of carpet cleaning technique was used each time? Use truck mounted steam extraction ONLY!!! ChemDri sprays soap on the carpet, rubs it in, pushes the dirt and dog hair down into tje carpet, leaves the soap residue in the fibers, then walks away.
Get on your knees and pish you nose into tje carpet. Find the worst room amd consider removing the carpet and pad.
Because this has happened to me
My lease is clear: resident has inspected the home and is satisfied with it's condition, including cleaning, allergy and odor issues.

Sniff around and locate the smelly spot. If you have to, take someone with a good nose. There might be a corner that was used and if you can find a preferred location, pull the edge of the carpet up and paint the sub floor to seal in the odor. That corner of the pad might have to be replaced. smooth the carpet back down and then the carpet might have to be cleaned again.
If the carpet has been professionally cleaned 3 times and still smells, there is a spot that was used a lot and the urine has soaked into the sub floor. --72.35.xxx.xx |

This means you are showing an empty unit? Or at least signing the lease while empty and taking your chances that they will sign.
I show and sign leases for the next tenant before the last one is gone. One moves out, next day the new one moves in. No vacant units...there is no profit in that...

I never advertised or insinuated that it was a pet free home. He spent 30-45 minutes looking around - it was one of my rare empties so there was nothing hidden by furniture or rugs. I really can't pay thousands to re carpet a 2400 sqft duplex!

I don't think you can properly assess the situation without checking it out for yourself.
If it truly smells of animal and you wouldn't find it acceptable yourself then you really should take steps to rectify it. Because if it's that bad others will find it offensive too.
Or are they being ridiculous or nit-picky? If that's the case I'd let them out of the agreement and recent to someone else. --173.170.xxx.xxx |
