In the lease my PM is using, on the lease start/end part, it says lease ends on [date] at "12 noon".

I've never thought of doing this before. Do any of you alsoadd a time of day to your lease end date?

Yes , if you want to get some work done that day rather than have the tenant leave at 11:59pm --166.170.x.xx

I also use 12 noon as lease end time. Additionally, I recently added that last months rent will not be prorated. Had a tenant that wanted to leave a week prior to the end of the month and wanted a week of rent back. --174.199.x.xxx

Is it WMH who gives them a few days before the end of the month to get cleaned up and their stuff out?

I thought this idea was brilliant. Maybe WMH can weigh in with the details...? --136.32.xxx.xxx

My lease requires move out by 12 noon also and further states that for every hour past that time the tenant agrees to pay a $10 fee. So they get a little "grace" until 1 PM, then $10 is due. 2 PM...$20, etc.

Policies need to have a "what happens if they don't comply" written into them. Otherwise, there's no point in having a policy. --173.19.xx.xxx

Sid, do you deduct that hourly fee from their security deposit? --50.88.xxx.xxx

J,

I understand the concept of stating a time, esp a vacation or college rental with specific start dates, but I have bigger fish to fry than watching the clock while someone moves out. To me a day is a whole day. I want the rent for that whole day.

BRAD
