Tenant looked good enough on paper. I called and gave the standard speech, including "do you have first and deposit in full today?"

Prospect says yes. I award him the place.

After going over the lease point by point for over 30 minutes, I ask for deposit and rent.

"I won't have that until the first of the month. I had car problems and had to spend it on that"

Dang.

From now on, the first question and order of business will be Money? OK, let's proceed.

I feel like I dodged a bullet. I got better tenants a few hours later. --98.122.x.xx

Hey, gevans. Sorry to hear about the road block, but glad you found out. I used to have issues like this on occasion too, so I can empathize. And I decided to change my procedures.

On my application there is the question, "Can you pay the full first months rent, security deposit, and any applicable pet fees today?" Any answer other than "Yes" is an auto DQ.

What about the liars?

I require they text me a photo of the deposit slip from my bank before I will leave my house to go sign the lease. Since adopting these two steps, I've had zero issues. This also saves me a trip to the bank or someone showing up with $1000+ in cash...which is a big no-no in my book. I don't want to be the target of the local hoodlums waiting to rob the "rich" land lord.

Sounds like you found a way to limit the problem. Well done! We learn from our experiences.

Btw, the lease is the last we go over on move-in day. Everything else (animal addendum, walk thru, lead paint form, etc) happens first. I do the walk thru first now, so that if they start getting excessively nit picky I can tell them we are not able to do a lease unless they are willing to accept the house "as is." You'd be amazed at how many folks tone it down once you basically tell them you are prepared to walk away. I had to use this one time when a prospective tenant wanted to write a novel about every single scratch on the trim in the closet. Saved me a major headache tenant! --173.19.xx.xxx

Great story! Oh the true life of a LL! Yes, you dodged an excuser.

I had a couple break up by text msg, on either side of me, WHILE we were signing the lease. He had already given me the money ($5000) so HE took the house and she walked

Now I always START with the money, THEN the lease.

Hi! I usually sign the contract a couple of days ahead of the move in walk through. It does sound good to do the walk through the same time as you do the lease so you can deny the nitpickers....however, I usually am renovating or cleaning up to the move in day. It has worked out good for me to have the tenant's deposit as they feel good they actually have the place locked in, so to speak. I also feel good I have a committed tenant with skin in the game ahead of the move in day. I then just get the full month's rent at the walk through and issue the keys

It makes the tenants feel good that they have a place and it makes me feel good that I have identified a good tenant..I figure I can deny then for being nitpicky if I had to at the walkthrough and give them back their deposit at the move in walk through if I ever needed to. Our area is high demand and unless you let them put down the deposit they figure you will not save it for them. Any comments? --107.72.xxx.xx
