Was tending a new vacancy in a multi-plex last night. As I was leaving, a group of homeless people were directly across the street sprawled on the lawn behind a business. There were about 5 of them - vagrants. They've taken over one city park, are bleeding out onto neighboring parks, and are now spilling over onto private properties. My problem is that this sight discourages quality renters. They feel unsafe with the vagrants loitering there. I've talked with police on the matter before, but they said there is not much they can do. Any ideas for what can be done when this happens at or near one of your properties? --69.130.xxx.xxx

You could talk to the business. They can press charges for loitering if it's habitual.

We have this issue at one of our rentals. Unfortunately, it is always difficult to rent.

At another one of our rentals where the scene is getting better, the neighborhood association has become heavily involved in reporting EVERYTHING to the police Dept.

So even risking the association disliking LLs as usual, I would talk to the neighborhood association president if there is one. Longtime residents in that area can become your best friends. --136.32.xxx.xxx

Does your neighborhood have a neighborhood watch? Can the business establishment fence in their property where the homeless are gathering? Can you talk the owner into watering their lawn at night? Can you ask the business owner to install lots of spot lights on his building to shine on the area they are gathering, or if it's next door to yours, you add lights too, aiming at his property?

Can he put up video cameras? Can you or neighboring building? If you, and the neighbors offer to pay for these updates, I'm sure the business may be enthusiastically willing to help.

There is not a neighborhood watch here. It is close to a college, and most of the homes have been converted to rental properties - with hardly any stable homeowners left. The parking for my tenants is on the street - and that means they must walk near these vagrants to get in and out of their cars. This discourages most female tenants, and some male tenants, too. When I purchased the complex, there had been vagrants entering the lobby and spending the night. Previous owner had "rented" a pitbull (big mistake) and when he was losing the battle, he gave up and sold the place. I added digital locks, changing codes often and have not had a problem with them entering the building anymore, but it is very frustrating to have them loitering on the property - with virtually no recourse. In fact, while I'm on my soapbox, it maddens me that they are allowed to take over whole parks - the most beautiful parts of the city without contribution. They make bad choices, blame everyone else, then soil the community with the consequences of their very poor choices. In this case, scaring off those who DO wish to make more of their lives. Colin, I am missing ALL the joys of MJ here. I DO think it is only fair that those making profit from MJ have all the bureaucratic red tape, taxation, liability and government oversight that every other legal business must endure - hence legalizing it. And, I am confident that, with time, the "profit" will deteriorate reducing incentives to be in that business. But, the fallout is that I see so many stoned people who are now umemployable. Their only recourse is opting to support their habits with criminal activities - and unafraid of jail because it is a "cheap place" to hang out when the weather gets bad. At least when it was illegal, if they grouped up and attempted to take over neighborhoods, the police could remove them. Now, the police just smile and shrug. You voted it in - now YOU deal with it. I feel your pain. Unfortunately, I don't have a solution for you. Last year I sold a commercial building due in part to the same situation. In the county where this building is located, though, the Landlord is FINED if there are homeless on the property, or even just their parked shopping carts. My husband and I were literally going to the property daily to remove shopping carts parked there while the owners (not technically, they're stolen from stores) were at the Liquor Store next door, or sleeping somewhere. So we could have removed a cart in the morning, and if there was another one there in the afternoon when a code enforcement officer drove by, $600.00 fine.

Fenced in the property, they tore sections down to get in and park carts/camp. Finally had enough and sold it.

Regular lawn treatments can help. Assuming that there is grass, it can be fertilized. I recommend an organic like Bovung. Dad used to spread that and no kids played on the lawn for awhile. Lime can be used and I am sure you can find other fragrant treatments for any bushes or trees that might be across from your property.

I sprinkle crushed corn for the birds and when that gets wet no one would want to stand next to it

Potted plantics can be well fertilized with organics also. you might want to check with the owner of the infested property and see if you can help with some nice organic soil treatments. --73.33.xxx.xxx

Now that I have read the other comments, the politicos in NJ are going to try that also with MJ and legalized sports betting. They are trying to enlarge the airport near me to accommodate more MJ and gambling tourists. Neighbors closer to the airport are working to keep it smaller. We can already fly to FL from there so it's not small now. This is a concerted effort to create chaos. There is an old saying: If you want to take control, create chaos. Lime is used on grass a lot. I think it might burn their keesters a bit if they sat on it but the sight of it would keep them off the grass because they wouldn't know what it was. It's what makes grass strong and Kentucky race horses the best. --73.33.xxx.xxx

Had another development...while checking on the property, I had a respectable tenant, (an accountant who fell on hard times years back) tell me that she works with a guy who just arrived in town from Tennessee and is living in his van. She wondered if I'd be upset if she let him park in her space since the cops will not let him camp in his van just anywhere. Egads! I could not believe my ears! She doesn't "think" he's dangerous. Oh boy.

I just wish there was a service like Orkin for vagrant control. I know, I know...Dream on! --69.130.xxx.xxx
