I have learned a lesson on what not to do. I am now looking for a solution. I have a 3-bedroom townhouse. Two of the bedrooms are small. The house also only had 1 full bathroom upstairs. It did have a full bath in the finished walkout basement.

I took the one medium sized bathroom upstairs and turned it into 2 very small bathrooms. In the master bathroom, I used a shower kit, very small so it would fit. It is very pretty and the work was well done, however it is very very small. Not everyone can fit in the shower.

My question is how do I market this townhouse with 3 bedrooms, 2 of which are very small and 2 very small upstairs bathrooms. FYI...I am not interested in spending more construction $$$.

Lesson I have learned is bedrooms and baths have to be a certain size.

By "not everyone can fit in the shower" I'm assuming you are referring to bulky individuals vs. more than 1 person in there at the same time (wink! couldn't resist).

Marketing is an exercise in psychology. You can't say, "No fat people...shower's too small". Even though I've never seen "hefty folks" on the list of protected classes it's best to avoid the appearance of any wrong-doing (and possibly the ADA which may cover it). Use words that are code for small: cozy, right-sized, economical, efficiency, compact. They should pick up on it and it sounds better than small, cramped, tiny, etc.

But if someone who weighs 400 lbs wants to see it, by all means, let them see it and decide for themselves what works or what doesn't. --173.19.xx.xxx

Just call it what it is, and let people decide on their own.

Even so I had a larger lady look at one of the studios, the only one without a tub but instead just a shower, and the commode was rather close to THAT - and she knew it wasn't for her. --173.22.xx.xx

Advertise as "European style" bathrooms.

Everything is smaller in Europe.

Just for fun look for pictures of "wet bathroom " or "wet room " with toilet seat under shower head.

Shame you couldn't make it into a jack and jill type where both bathrooms share the same shower.

Good point about European bathrooms. I once stayed in an AirBnB apartment in Paris where the second bathroom was literally a closet. There was a tiny sink inside the shower, which was also TINY, and to close the door - which opened into the room - was to risk getting trapped in there. But we were happy to have a second bath!

The second bedroom was an alcove in a hallway with a curtain that could be pulled to cover a single bed. We were happy with that too!
