Well... when stuff hits it hits!

Got a call yesterday from a guy wanting to sell about 3.5 acres of commercial land. I'm thinking about using this to start an open-air self-storage business. Place to park RVs, campers, trailers, and maybe have some connex boxes (i.e. oversea shipping containers) that we could rent out on site for someone who needs locking storage or deliver to sites that need temporary storage for tools, equipment, supplies. I'd begin by fencing off the area and getting a controlled access system. I've seen several places in town that offer this, and it seems like a pretty low cost way to enter into self-storage, with potential to add actual walled in/roofed in self-storage units later down the road.

Zoning looks good--actually has very loose regs on what you can do...pretty much everything shy of heavy manufacturing. Open air-storage has minimal up front capital vs. building steel units. Traffic count isn't great, but I'm thinking about marketing mostly to nearby businesses and contractors and using the Internet vs. just counting on folks driving by to see me sign. It's within 1 mile of a large area of town where a lot of money and businesses have been flowing into for the past 3+ years. I've got a friend who does commercial appraising I'll be using to help put a value on this.

SID there was a place in Springfield last year up for tax sale the people told me it was 12 acres but nine of that was in a floodplain Zone. If you're wanting to get into that type of stuff and if you're interested I can ask the people who told me about it if they can give me the information so I can give it to you and you can check it out. Thanks to those who have given constructive suggestions and asked thought provoking questions.

Regarding dumping: this land today is empty and yet it has not become a dumping ground. It's possible someone will start using it that way in the future, but no one is doing so today.

It's on a street with residential houses nearby which may help. I already have a couple houses on this street, so while I wouldn't be there every day, I would be by at least once a week when I do my regular "drive bys".

If the land is fenced, and access is controlled via a gate with locks, then the only people who could dump on the land would be people with lots of time and powered wire cutters (to cut thru the fence to get inside to dump their stuff), or people who pay me with the nefarious intent of not parking their RV, but rather unloaded a trailer full of old tires. If I make my land difficult to dump on, they will go dump somewhere that's easier to access.

Those of us who are residential land lords should ask what keeps folks from dumping stuff on our yards? Nothing special that I'm aware of. Why would an open air storage area be any different, especially a fenced area? Seems like my plan would make it more secure than a regular SFH with no fencing. Tell me what I'm missing here.
