I'd normally expect an increase if you paid utilities... ie, the difference between 1 person's water usage versus 2 people's water usage. But for a sfh, where the electric/water/gas is in the tenant's name, it doesn't make any difference to me as to whether it's a single person or a couple. --96.46.xxx.xx

If this is a long term tenant, I wouldn't do a thing. I just went through this with a 3 year guy, he wanted to bring in his girlfriend. I completely trust this tenant, always perfect with everything. I told him to being her in, but I would rather not put her on the lease, if I did that then if something happened between them, well I could lose him, and end up with her. Also, in tx, a second person name on the eviction would cost me more, we can't garnish anyway. --75.141.xxx.xxx

Actually I usually put on the lease only the one who originally rented from me and that has usually be a woman. That way if the bum starts beating her she can legally kick him out. Men are the ones who usually do the leaving though so just putting him on the lease might get him to stay or have to pay the rest of the year if he leaves. If she's that bad and he leaves and she is not on the lease, then just evict her if she can't pay.

I would just put him on the lease. I can't see any benefit ever from putting another person on who is just a girlfriend or boyfriend of the original lessee. --73.33.xxx.xxx
