There is a building next to one of my duplexes that houses two people who have anger management issues. The man is quiet but the woman has the cops there every other day for noise, arguments, and her own mother called them a few weeks ago. My poor tenants next door are very patient and I am not raising their rents.

I had a VERY AWFUL experience with a group home next to one of my 4 units. The residents were mostly people with mental or behavioral disabilities. It was not well run. One of the residents took a dump in the back yard of MY property in front of my handywoman. NOT ACCEPTABLE!!! Another resident lad down in the street so that I could not leave without running him over. They would harass and intimidate my prospects.
We were SO HAPPY when they went out o business.

I have a friend who rented across the street from a group home. She was there first. She told me about residents yelling profanities and running down the middle of the street. She has a young daughter. She moved. --204.210.xxx.xxx |

George,
I have rented out a few over the years. I learned that normal residential construction was not sturdy enough for many people 24/7 use. Carpet, handrails, etc had to be beefed up.
A privacy fence helped a lot.
No neighbor issues other than night shift boufriends hanging out making noise on the front porch at 3am.
Check the zoning. MY town will not allow more than 5 unrelated persons in a single family area. That would include staff.
