I have a 4 year old, a 2 year old and a 9 month old. I've seen Disney's frozen about 10,000 million times.
Let it go is the main song from the movie incase you haven't heard that before.
As landlord's we are always playing chess with tenants.
I can't remember, since I've been on the forum a list of things that we as landlord's need to let go of. Just easy things we need to let slide by and not make a huge fuss over. Mainly to not micro manage.
For example, I have a single guy in a tiny hard to rent efficiency unit. His place is SPOTLESS!! The outside of his unit is all flowers and he is super quiet. He moved in a girl (at least she's there a ton) not too long after he moved in. I don't even know her name, I never hear a peep out of her or complaints from the neighbors.
So I let it go, let it goooo.

Tenant drama. Personal or not. Let it go!!!
It's just business. Keep it that way!
When a tenant is clean, pays on time and quiet, I am learning to "let it gooooo" when they ask about something I've already explained. Or we have to do something that's supposed to be their responsibility- like change a filter or battery. Just do it. And let it go...

I remember a dear friend being cursed out over the phone. Her young adult daughter(a real feisty gal) was on the other line ready to give an earful. Her mother just said," God bless you. Goodbye!" and calmly hung up the phone. Later, the woman called back in a calmer, better mood.

I let an extra pet go if it's not too big. So my tenant brought in a second rabbit to which she is allergic and blaming my building.
I have let it go when boyfriends stay over regularly. And my upstairs tenant's mattress squeaked so much that the downstairs tenant's son aggressed on her and she left.
It's hard to know what to let go and not let go. I never know what slightly bad behavior is going to blow up in my face. I'll tell you one thing, using the Happy Clause can be very threatening. If you are not happy here, then maybe you need to find a place more to your liking.
I did say to one this past winter, I can't make the snow removal guy come here. He will be here when he is able. If it's a problem then perhaps you need to move somewhere that they have onsite snow removal.
Let's see here's another one. I know I saw those big toilet wipes in his bathroom, but how can I say something? Well, how about a three thousand dollar sewer job after everything gets clogged with them and the roto guy breaks the pipe?? Eh? Let it go. --73.33.xxx.xxx |

Our apartments are non-smoking, except for one inherited tenant who smokes like a chimney. He now has cancer, is on chemo and failing. His wife died 2 years ago. His apartment will be pretty much a total gut from the nicotine, but the damage is done.

A guy came to me needing a place. I knew who he was and used my stereo type bias discrimination meter on him and he pegged the thing.
Just the same, I took his money for some months because I wanted to help. The minute he went late with rent I filed papers and that caused him to leave.
He needed to get the wind under his sails and I gave him a place, once he had some stability he moved on.
The court date is coming but I won't push too hard. If I win I win if I don't it doesn't matter.
My goal was to help the guy and I did.

A very low drama tenant who travels a lot and thus puts very little wear and tear on the place trimmed a couple of low branches on a tree. He forgot the part of his lease that said that tenants are to leave trimming of trees and bushes to the owners.
We let it go because he pays early or on time, keeps the place clean, takes care of the lawn and leaves - and did a remarkably good job on the tree. When we asked that he refrain from that in the future, he amiably said he would, and mentioned another branch on another tree that was interfering with his mowing. We took it down immediately.

Let's see... that would be the full page email I got today from my PITA who gave notice and promptly stopped paying rent. Sweet as sugar until the 5-day notice was served. At that point the property became infested with ants and rats and they were moving because of our exhorbitant late charges and our accounting was way off and we were in violation of three different LL/tenant laws and there was no way she was going to clean the ceiling fans and she would be watching the security deposit accounting VERY CLOSELY.
I replied simply, "If you would like to send me your accounting of rent paid to date, I would be happy to compare it to my records." How's that for letting it go? --204.210.xxx.xxx |
