State Specific Question About: OHIO (OH)
I have rented a garage separate from my apartment in the same neighborhood for several years. There is no lease. I pay monthly. Recently the owner of the property sold it. The new owner agreed to continue renting me the garage (i keep a sportscar in it) under the same conditions. Now, the new owner (landlord) wants me to vacate "when the weather gets cold." Do I have any recourse? How many months notice are required to terminate the arrangement?

OH is a 30 day state (most are), you should have signed a form upon the beginning of the sale describing exactly who owns what appliances, storage, utilities and parking cost, plus the original deposit paid. --76.188.xxx.xx |

I rent several garages to non-tenants. Sometimes the renter will abuse use of the garage. Taking their car in or out disturbing my tenants trying to sleep on the property. Like before 8 AM or after 10 PM accessing their rental garage.
So several times when I warn my garage tenant not to take advantage of this situation I get lip (they sound off at me). Then I will ask them to leave, give them the 30 day notice to vacate.
But once in a while a garage renter will say, "I'm so sorry, I had no idea that any of your tenants had issues with me. I want to apologize to you and your tenant and promise that I won't try to park too early or late -- then I will park on the street until your tenants are awake".
If that doesn't work, my smart garage renter will say, "I know you rent several garages out, not just mine. What can I offer you to continue to allow me to rent this garage? I can pay more money if that's what it will take! Or, I have a professional talent, that I can assist you some times". Willing to pay more is "Gold" to the ears of a landlord! --47.156.xx.xx |
