I have a poured concrete patio area at a multi-family that is in a state of disrepair. The tenants use this area for gas grills and have a small shared patio set. The area measures 17 feet long by 9 feet wide. Like I said, it's in rough shape and I want to have it resurfaced. I got a quote of $1850 to redo the 17' x 9' area with 6" depth of new poured concrete. I know this guy does quality work (multiple friends have used him). But I've never had concrete work done and I'm not sure if the price is reasonable. Can anyone with experience offer their opinion? --174.199.x.xxx |

Sounds reasonable, but I'd worry about the condition of the surface under it. Is it cracked? Will it crumble, and pucker up the new surface above it? What caused it to fail? Have you considered pavers? Maybe use the concrete as a base for the pavers? --108.69.xxx.xxx |

Years ago (and prior to my ownership of the property), there was a multi level deck on the back of the house, that was over this concrete area. Similar to the multi story decks you see on tripple decker multi families. When they tore out the decks and cut the 4x4 footings the concrete was damaged. There are some cracks in it now, but the mason said with the prep work he performs, plus the 6" of new concrete, it won't be an issue. Pavers are an option, but poured concrete would look best given the existing layout. --174.199.x.xxx |

It's about $350.00 worth of concrete plus a short load charge of $150.00. Is he putting rebar or mesh in the concrete? Is there easy access for a concrete truck or will it need to be barreled?

Steve: He's going to use mesh in the concrete. Concrete truck could maneuver into the area.
Ed: I think he is going with the 6 inches because it's over existing concrete and won't have a new crushed stone base (just my opinion). I appreciate all the feedback from everyone, it's always helpful to hear the opinions of others on this board. --24.147.xx.xxx |
