Hi. Just went over to the cute cape cod where the bad tenant lives on first floor. In spite of the lease saying that the back cellar door must be shut in rainy weather and not stand open at any time, the bad tenny has it wide open in a light rain. Thunderstorms are predicted. What will happen is the concrete steps will get wet, OK, but the inner door is wood and I'm sure it's swollen and won't open now let alone if it gets soaked. And water can seep in underneath. I took photos from upstairs. Was thinking I could padlock the Bilco doors shut but then I may be creating a fire escape problem if she should be caught in the basement and the dryer explodes or something. So she is determined to damage my building somehow. I have 1200 dollars rent security she may not be getting back after repainting or replacing wooden door and having the basement checked for critters. What would you do? --73.33.xxx.xxx |

What other damage will she do or leave? Plenty? Thought so.
Why not lock the Bilco door down with a chain and lock. Send a notice that door is "unsafe" and will be eliminated "soon".
If any current damage, charge for it now.
Some people "you just can't reach".

Here's what I did. I wrote a notice explaining that damage to the door could result in my using her rent security to fix it. She is moving end of the month. I explained that if the amount did not cover the damage I would get a judgement which could appear on her future credit report and landlord information searches. Now I am going to put this on her door. She is home packing so she should see it. I won't confront her. She is irrational, bigger than me and I had surgeries so I can't take a punch and I am 71. --73.33.xxx.xxx |

I was there with the new upstairs tenant and her cosigner and also to check on my building. I need to know that she is letting rain and humidity in because she has given me a mold test result and if it's worse after she leaves, she is gonna pay from her security. There was no harmful mold but there was mold from the outside brought into the unit. If she is going to come up with more, I need to be ahead of her by seeing what she is up to. I had a panel box in the garage once on a garage apartment that I did not want tenants to go into, so I had the electricians move the panelbox outside. This can be pricy, but this may be an option for you in the future - then you can keep everyone out and the door will remain as you want to keep it.
