I have a property recently vacant, I hired an agent to list the property on the MLS, and have signs down the street and also listed on craigslist what are some of the other ways other landlords have listed their properties. If you post on Zillow it will also automatically post on Trulia and Hot Pads. I've had good luck in the past with these sites, but they also bring a lot of "tire kicker" inquiries. --24.147.xx.xxx

Like Pmh said, in TX, 30 days for your SD accounting.

I generally try to send mine a few days after I start advertising, showing, and planting my sign. So it gets returned more quickly if I have a fast turnover, and it gets returned more slowly if I get things back in poor condition. --96.46.xxx.xx

I had a property that I was asking market rents. Couldn't find a good fit. So I re-listed the property with a Gimmick **12th month Free Rent, so long as the prior 11 months rents were paid on time** This got me a lot of action. And it too my tenants around 2 years to finally have 11 consecutive on time rent's. --47.156.xx.xx

Robert, You want tenants who WORK! So, for the level of your empty unit (is it an A, B, C level Unit?) your wanted tenant demographic will be their income. If you have an A or B home you will advertise to schools, univ, hospitals & clinics, and businesses hat pay enough to make 3x your asking rent. If you have a C property you will advertise to local factories and PLACES the c-level-income people frequent like Tiger-Marts, gas stations, coin-op laundries, auto/truck parts shops, etc.

To do this you you send a colored flyer to the personnel or human resource dept of the employers where you want the tenant. Or for the C-level salaries, you use a 3x5 card with a blurb and your ph#, and place on their bulletin board or by the register. All my properties B and C have found good tenants this way.
