Bought place last year. First guy I rented to was a total con man, ended up being my first eviction in years, and the first one ever that went all the way to lock-out. No damage though, so easy to re-rent.

Next guy, great guy, EMT, suddenly gives notice as he is moving in with his girlfriend. Luckily the place is in great shape, was able to show and re-rent right away, no loss of income.

New guys - brothers - are moving in this weekend. The main guy is 30, HVAC guy with good job. The younger brother is only 19, and is a helper at same company. Both really nice people.

On Saturday, a few hours after they started moving in, the older brother said the younger one dropped a bombshell on him that he was not happy here and wanted to move back home (NY) to family.

Brother quickly jumped on a roommate website and found someone to take his place. She is very young, but has good credit, no criminal history and is moving here to take a job as a vet tech at the end of the month. Younger brother is flying home on the 24th.

We'll see!!!

Well, he's a good looking guy so that should help LOL! Seems very responsible too. Says he is a cleaner but don't know yet - but at 30 he is probably cleaner than she is at 21 just out of school.

The house is ideal for sharing as the master bedroom has its own bath at one end of the house, and the second bedroom is at the other end of the house right next to second bathroom. Common space is in the middle of the house. --173.22.xx.xx

Keeping my fingers crossed for you. I had a unit that went thru a "cursed" period too. No matter how well I screened, what I tried, multiple turnovers in a year. Eventually it went away and I found a long term tenant. Hopeing this current tenant works out for you. --68.107.xxx.x

Cjo'h, I am in upstate. Way off the road, lots of land around me, no real "neighbors". That is how I do it. Most of my properties have many acres to them and attract tenants that are self sufficient. New York State does have its "red" county and towns, but it is a very liberal blue state with high taxes and lots of laws to protect us from ourselves. Hope to leave the state, but too much family and friends here, and we are getting older.

NO WAY could I live anywhere near NYC or in any city environment.
