Hi all,
Like what most of you suggested, I try to screen my applicant as much as I can. I have one who has great income and good credit score. But I've noticed 2 potential problems.
1. He currently is the owner of a very expensive house, much more expensive than the one he is applying to rent. His current house is also not up for sale.
2. I found on the county website that there is both a Class A Misdemeanor case pending and an Emergency Protective Order filed.
Would you guys consider someone who checks out on other criteria but have these two things?

I would be real curious about the Protective Order..Is HE going to live in your rental? Is the house going to the ex? --75.75.xxx.xxx |

Sounds like a messy divorce and he's a wife-beater. No. Domestic abuse goes unreported most of the time, so if it's finally been reported and there is a protection order in place, no way. --173.22.xx.xx |

Owns expensive house and no plan to sell...Class A misdemeanor....emergency protective order pending. I hate to say it but that's three issues, not one like the post title says, nor two like the post itself says.
Around here when you add those three things together it spells spousal abuse. Keep fishing. --173.19.xx.xxx |

Income? Children? Length of marriage...will he have to pay maintence to wife based on income... Look at future expenses. Legal fees can run $50k or very high.
Restraining orders can also be on the bogus side of afraid and not so much abuse. --66.87.xx.xxx |

Thank you guys for your reply. I'll keep looking. I was just a bit tempted initially because school is about to start. --72.191.xxx.xx |

My guess is going thru a divorce. Emergency protection orders can be given to any women with a kid who claims safety concerns Wether true or not. Some women just use it as a way of revenge for trivial stuff...like the guy is sick of her nonsense and asked for a divorce.
Still too much drama...pass. --68.107.xxx.x |

Look for another applicant. Do you really want to rent to someone with a current protective order against them??? --73.79.xxx.xx |

Well all in all you need to keep the for rent sign in circulation, once this travels thru court he may have awarded housing (With bars on the windows) for a few months, in a year it could be worth exploring if you have something at the correct price. --76.188.xxx.xx |
