When I 'mail' a 30-day Notice of Rent Increase, I'm suppose to add 5 extra days for mailing. Is that 5 business days or 5 straight days?

I don't know about CA but in NY you actually have to give a rental period notice. If you get paid by the month, you have to give them a calendar month notice. So you have to notify them by July 31, for an increase effective Sept 1. That is the whole calendar month of August as a notice. --96.236.xx.xx |

Law aside, be polite and let the tenant have the notice in his hand for 30 days. To be safe use 5 business days and then maybe a few extra to allow for the fact that the post office can have the occasional hiccough.
You really do not want the tenant to be able to claim he never received the full 30 days. (you are sure that is a 30 day notice? I have to give 60 days and Oregon is not as tenant friendly as CA.) --72.35.xxx.xxx |

Its 5 business days. Be sure to document the date of mailing (a certificate of mailing works just fine).
