If you've went through all the hoops of pre screening and your showing an apartment or house to prospects that you just know are cream of the crop, what are best ways you have of closing the deal?
How do you pull out all the stops?
How do you run game on them?
What is your go-to one liner to get them to sign on the dotted line?
At what point do you switch from the cautious pre-screener to the best salesman or lady in your area?

Never! I simply send them an approval email. They have 24 hours to bring me money. I have never had anyone back out after approval. I don't chase potential tenants. If they like the house, and the area. They will sign, and pay --75.141.xxx.xxx |

I don't want to sound like a high pressure car salesman, but the first approved applicant who gives the move in money and signs the lease gets the place, which could be today or tomorrow. When would you like to sign?"

Somewhat like JR. I keep it light, I tell people I *want* to stop showing the place, but I can't until I have a deposit and signed lease.
I say, "If you want the place, let's move forward so I can cancel all these other appointments! Can you meet me at Starbucks?"

Similar to JR.
"Congratulations, your application is approved! Due to the interest we've had for this property, we're only able to reserve it for you for the next 24 hours, and after that we have to start offering it to the next applicant in line. As soon as we see the rent and deposit at the bank, we're ready to sign the lease and make this your next home! Please text me a copy of your deposit receipt."
I like to create a sense of urgency and also tell them what their next 2 steps are: 1) deposit the money 2) text me the receipt. THEN, I will make the appointment to sign the lease. This is also a bit of a test to see if they are able to follow thru.
One of the questions on my application is, "Are you able to pay the first month's rent, security deposit, and animal registration fee (if applicable) immediately if your application is approved?" They must respond "Yes" or I DQ the app automatically. So they've already agreed to this and said they can do it. If they fail...it's 100% on them. --173.19.xx.xxx |

In my congratulations letter I give the applicant 24 hours to return the signed application along with the agreed-upon funds. In the meantime I continue to show the property and advise anyone looking at it that I am awaiting a signed lease but you never know if the applicant will get buyers remorse.
If I have an applicant that I really want as a tenant I will provide a couple of contacts of current renters and a couple of past renters with their permission. This usually puts the applicant at ease knowing that their new landlord cares their property and makes timely repairs. --75.22.xx.xxx |

I think it starts with the showing. We emphasize that we take great pride in resolving all issues that may arise promptly and give examples of how we have fixed most plumbing or HVAC issues the same or next day.
Then when we get that special applicant, we try and play on that by saying something like we would love to rent to you because it looks like you also have high standards in your business dealings. My experience is that they appreciate acknowledgement of their work. --74.196.xx.xxx |
